“What a blessing to stay here”

The whole atmosphere of this place makes you feel back in time and allows you to imagine what it was like to live in such a house with a small business up front. Massa-San is a proud and kind owner who seems to do everything around the hostel. People respected each other's sleep and privacy, but socializing went very naturally in every space. The calm area is an old textile district with many two story buildings and families that live there.

Itoya was very friendly. The room was japanese style and very tidy. I enjoyed the stay a lot, it was very traditional but also very cozy. 10/10

I absolutely loved this guest house. The host is lovely and it is perfect if you are looking for a peaceful, relaxing stay in Kyoto outside of the madness but close to the sights.

I absolutely loved my stay in this guesthouse! Everything was clean, my bed in the female dorm was nice too. What I loved the most was the living room and the inner terrace, everything in the traditional old Japanese style. It definitely added to my overall experience in Kyoto, would love to stay there again next time I’m visiting!

I wanted the traditional japanese experience and i got it! The property is beautiful and the people very nice :)

I really enjoyed my stay here. I had my own ryokan, which made the experience even more special. My host took great care of me and was very welcoming. There’s also a kitchen and a shared living room, which is a nice bonus. The only downside is that it’s a bit far from Kyoto Station, but it’s still easy to get around using public buses. Thanks again for having me!! ✌🏽

We loved our stay here in Kyoto. We stayed 3 nights in the mixed dormitories. Our beds were clean, comfortable and private, will full wrap around curtains, a lamp, and a plug. We felt right at home in the guesthouse, which was cosy and beautiful! The bathrooms and shower were outside, but had beautiful views of the japanese style gardens and were never busy.

Great atmosphere and friendly host! I love the kotatsu in the common area. The earplugs provided at the counter are very useful. I got unlucky to be in the same room with a snoring person, but the earplugs easily solved the problem.

Absolute favourite stay of the trip. Very beautiful traditional house which has been lovingly looked after. Cleaned spotlessly, beds are very comfy and the communal spaces are great to hang out in. Clearly a lot of care and thought has gone into this space, and the hosts are super helpful and welcoming, thank you for a great stay!

Lovely owners that were super facilitating in all of my questions and needs (including hiring a bike and leaving my luggage at the property on my check out day).

Charming gem of a place in a quiet lane off the main road. It offers a chance to appreciate the atmosphere of a traditional Japanese house, with tatami mats, sliding doors and a lovely courtyard garden. Also kitchen facilities. Well run by the helpful owner. If eating locally, there's a modern sushi place as well as a cafe run by a friendly husband and wife team offering generous-sized set meals.
