Absolutelly perfect location, close to main spots in the city, walking distance to bus station. Quiet street, clean, organisation with landlord great, all fit my expectations. Strongly recommend.

Super location, with the Republic square 3 mins away, literally 'around the corner', accessible to all the key walking areas and excellent restaurants in city center, and supermarket. This small hotel is very efficient and self sufficient for the guest, with a well stocked kitchen, easy to use washing machine, convenient smoking area, etc. Great value price and everything works. Kristina very responsive, and got me a reasonably priced cab to the airport.

Staff was very good and very friendly, the communication before/during/after the stay was very smooth and helpful. They was a private kitchen, cutlery, free oil/coffee/tea were available. The most important thing is... Location. Its in the hot of the prime location and prie is very less compare to the other similar propertis, everything is available next to this propery

Wonderful little apartment with 2 rooms and a kitchen located right behind Republic Square. Newly renovated and kept very clean daily. Silent at night. Friendly and helpful owner who can help arrange tours. Excellent wifi.

Kristina is a super host. She accommodated our request. Location-wise, it is accessible to Republic Square, North Avenue, money exchange houses, malls, churches, pharmacies, shops and restaurants. The beds are comfortable too.

“A homey and affordable accommodation in Yerevan”

Stayed at this property for four nights this September 2023. We booked the classic triple room with private bathroom and was initially disappointed to find out that the “private bathroom” was not ensuite. Instead, we got exclusive access to the bathroom near the kitchenette. At first, I was a bit annoyed about the lack of privacy and the fact that I had to step out of my room to access the bathroom. But in all four nights of our stay, we rarely bumped into the other guests. (To be fair, all the other rooms have ensuite bathrooms. It’s only the classic triple room that has a separate bathroom.) The room itself was quite spacious with three single beds a desk, chair, a wardrobe and a functioning AC. WiFi was adequate. Overall, we found Adamyan 11 Hotel as a quiet and homey place and eventually fell in love with it. The common areas were small but serviceable – there’s a dining table, a balcony, and a few couches in the living room. The kitchenette was tidy and well-equipped. There’s also a washing machine and a fridge in the kitchen area. The location is fantastic – it only takes five minutes to walk to Republic Square. There’s also a 24-hour supermarket nearby. For its price point, this accommodation is unbeatable.

First you will welcome by a very accommodating owner, second the location is very close to the center it is just 5-10 mins walk, room is worth of what you have paid for.

The position is really great, less than 5 minutes from Republic Square and Zatar Pizza. The room and bathroom were small but very clean and equipped with everything you need. The bed was comfortable. Especially important if you are visiting during summer, the AC works great! The staff was helpful and kind, also helping us to understand how public transportation works!
