“Exceptional value for money”

Having stayed in Venice before and experienced tiny hotel rooms for a high price, this apartment was excellent value for a huge amount of space and in a perfect location for exploring Venice.

“A scam. Avoid at all costs. Horribly unprofessional, hazardous and uncomfortable. Criminal.”

Unfortunately we did not enjoy our stay at residence la fenice and we were extremely uncomfortable in our room. I have attached pictures of the issues with our room, particularly the multiple holes in the floor we noticed immediately when we arrived, including one very large hole which we both tripped over many times. There is also a hole in the wall in the shower wall and the shower wouldn't drain properly. The electricity points are coming away from the walls which is a dangerous electrical hazard. The floor of the entire room has a significant slant, which was particularly apparent whilst lying in bed. I understand there can't always be a lift in buildings, but the floor on the staircase was very dirty too. We are especially devastated by the poor quality of the accommodation because this is our honeymoon and the end of a three week trip in Italy, and this was the most expensive accommodation but by far the worst quality (again, I understand that Venice is expensive, but we stayed the same number of nights in a nicer hotel in Florence for a better price). I am half Italian, fluent in Italian, and I have been to Italy over 10 times, so I'm aware that buildings are old in this country, but I cannot accept gaping holes in the floor and clear hazards in a room that is so expensive. After I made my complaint to a staff member via WhatsApp (because no staff member ever met us or assisted us with anything) they threatened to make a complaint about us as guests as retribution for me making my complaint. I am beyond disgusted with this property.

The hotel is clean, cute, great decoration, comfortable at the heart of Venice. Everything is nearby. I will stay here again. Love the hotel. 😉

Excellent location and fabulous communication. The staff are at another location but in contact immediately via WhatsApp. Super helpful and really friendly. Roof terrace was amazing. Property was really clean. Water left in the fridge. Lots of coffee pods. Allowed us early checkin when we arrived and we left bags at sister hotel all day on our last day.

The location is very central to everything in Venice. We loved the space and having a kitchen really helps with young kids. The rooms were spacious and comfortable.
