Very clean, ancient vibe and very close to vaporetto access

Great location next to the center of Venice, but away from the crowds. An authentic palazzo with a lot of charm. Very nice staff, very helpful. Nice breakfast + tea time included.

Great location, so quiet but close to the main areas and river buses. Lovely garden to have breakfast. Complementary tea and coffee was available and we also had it delivered to our room as no tea or coffee making.

The staff were so friendly and helpful. The location is in an interesting area and quieter than the centre. Had a lovely room overlooking the garden. Direct access to a canal makes it a very special place.

Very good location, fresh and diversity food for breakfast, the room was clean and like a piece of art. From the window you can see the water, and less then 20 foots, you will be in a beautiful area with restaurants and bars.

A wonderful hotel in an old palazzo in the city centre. Unique and cozy rooms.Delicious breakfasts and five o’clock tea. If you wish, you can order drinks at any time, and the bar is at your service. The staff is friendly. One part of hotel has a small garden, and the other has a view of the canal. The owners of the hotel have lovingly preserved the unique historical atmosphere of the old Venetian palazzo . We enjoyed our stay. It was excellent! We stayed in September 2025. Dmitry and Julia. First of all, the hotel staff is very friendly and attentive. The hotel is located in a quiet area of ​​Cannaregio. It can be easily reached by walking within 20 minutes from the train station Santa Lucia. And anyway, all parts of the city can be explored by walking from here. Boat stops to the islands are only a 10-minute walk away. Our room was very specious with windows facing a canal. The furniture and wallpapers were from the 18th century. The bed was large enough. The bathroom was modern, bright and functional - with a window. Unfortunately the quality of the breakfast was only average. But considering all the opportunities you have for eating and drinking in the city, so far ok. You can enjoy breakfast in the garden. A lovely start to the day. In the evening you can enjoy a drink in the lounge or in the garden.

The hotel is very conveniently location (easy to get to from the airport, to visit Murano/Burano and within a short walk to most of the major sight seeing spots). It has a lovely garden, a good breakfast selection and wonderful staff. I thoroughly enjoyed my stay at the hotel.

Loved the garden and how old it was. The man who did Brekky and afternoon tea. Smaller man, he went above and beyond trying to help us. Remembered my coffee order every morning. He was lovely.

A most beautiful hotel in a very good location in the center of Venice. The staff was most accommodating and the breakfast was delicious.

The location is convenient and really good for local eateries and to get to the main sites. The property itself is really beautiful and has excellent potential but needs to be refurbished to realise that potential (particularly the bathrooms). The (free) tour arranged to the Murano glass factory was absolutely phenomenal and was outstanding value because it was FREE! Including the boat transfers and a private tour; all arranged by the really helpful hotel manager on our behalf.
