The location was perfect. The hotel door opens right out onto the lagoon and is perfectly located for easy reach of main tourist locations, bars and restaurants whilst also being in a nice quiet spot. The views from the room are also exceptional and the reception, breakfast areas and rooms are very clean. Most importantly, the hotel staff could not be more helpful and pleasant. We had to book an additional night at short notice as our flight was cancelled and the staff accommodated us without any fuss and arranged our transport to the airport despite us needed to leave in the extreme early hours. The food at breakfast is very good, wide range of choice and very fresh.

The design of the rooms fitted in with the sea theme. It was like being in a ship, the wood panelling was excellent. The variety at breakfast was excellent

Perfectly located. We had a corner room with amazing views both to the lagoon and along to San Marco and the opening of the Grand Canal. The staff were very friendly, attentive and helpful. The room was great. The Arsenale waterbus stop was close, providing easy access to waterbus transport from and to the airport and for our trip to Murano and Burano.

“Magical city and a home away from home hotel.”

Perfect location. 5 mins walk from St Mark’s Square but far enough along the lagoon front to be away from the over populated tourist areas. The next street over - Via Garibaldi has lots of bars, restaurants, shops, pharmacies etc. which we found very convenient for picking up bits and pieces. Views from hotel were sunning. We had room 305 (Junior suite with lagoon views). We were two adults and a 10 year old and this room and layout was perfect. All toiletries and mini bar stocked and room was always made up every day immaculately. Staff were excellent, very helpful, friendly and very personable. Because it’s a smaller, boutique hotel, service was impeccable and could be tailored to guests exact needs. Breakfast was plentiful and served either in the breakfast room with the gorgeous views or outside on the lagoon front. Such an amazing way to start your day in Venice. We would stay here again in a heart beat.

The room was just perfect We stayed in the top room and the view from the terrace was fantastic. Hotel is a little dated.but absolutely worth it as it was just outside the busier areas but within east walking distance Staff were very friendly and helpful

Fantastic place to explore Venice on the edge of the Grand Canal and the lagoon near Arsanale ferry stop. 600m from the Doges Palace and St Marks square.
