“stayed on the back side of Piazza San Marco.”
The email from the owner made it easy to find the entrance. I walked to the apartment because of a Vaporetto strike, but the owner (I think?) came to the door at a time that worked for me. The apartment was magnificent, on the top floor, and even had a rooftop terrace.

“Great hotel, clean and very warm!”
Everything! Right on San Marco square, Basilica and Dulce. Lots of restaurants and food choices highly recommended. The room was perfect with all facilities, right size and the staff very welcoming. The manager is very friendly and accommodating so are the staff. Not noisy despite it being in the middle of chaos. Stay here!

“Perfect location with attentive and helpful staff”
The location is amazing. Aselo at the hotel prearranged our water taxi from the train station which made our arrival seamless. He also arranged transportation via water and car to our ship days before the start of the Biennale, which was exceptionally difficult. The location could not be better being just off St Mark’s square. It was a bit loud at night due to surrounding restaurants but not Enoch to prevent us from wanting to stay here again. The room was perfect with a separate living room and fabulous bathroom.

“Location, location location - with a lift, beautiful suite room - thoroughly recommend”
Excellent location from the Square. Card key access for nighttime, all well lit up. Lovely decor and lift from 1st floor to the other floors. We were at the top suite so was grateful if this. Our room was excellent, clean and well maintained. Asela even organised a trip for us. He was very accommodating. After checkout looked after our bags too. Loved the hotel and would thoroughly recommend.

Medium size, high quality room and bathroom. Very comfortable bed and proper black out curtains. Nespresso Coffee very nice! Location is excellent & just of St Marks square, close to public transport boats (no need for Taxi boats which are extortionate) nice little bar next door with nice sandwiches and desserts etc. ATM opposite. Rossopomodoro pizza and Aperol Spitz are excellent. Hotel Staff very helpful. Would 100% stay there again.

Our stay at 312 Piazza San Marco was absolutely perfect. The location could not be better – right next to St. Mark’s Basilica, in the very heart of Venice, yet quiet and comfortable once inside. The room was spotless, beautifully renovated, and equipped with every comfort we could need. The bathroom was modern and elegant, and everything felt fresh and new. What truly made the difference was the kindness and professionalism of the staff, who were always welcoming and ready to help with a smile. We couldn’t have chosen a better place for our Venetian experience. Highly recommended! ⭐⭐⭐⭐⭐
