We were lucky to book the ground floor room with the pool, which was amazing. Quiet relaxation after a day out sight seeing. The room was perfect with a massive bathroom. It comes with complementary beach towels, a beach bag and sun hats.....a first for us. What made this hotel stand out was the young men running it, they couldn't have been more helpful. A valentines card and flowers when we arrived, a leaving present and a letter to thank us for our stay when we left made us feel so welcome. Along with a towel lady relaxing on our bed 😊 Breakfast was perfect with lots of choices. It was quiet with it being slightly out of the busy road but within a 5 minutes walk into town and the beach. I would definitely recommend staying here

The staff at the hotel are attentive and always checking that everything is OK with the stay, the room. We had was good, the bathroom seemed as though it was actually bigger than the main room itself. The breakfast was tasty with a good selection of fresh fruit and then cooked breakfast to follow.

From the moment we booked we felt looked after by the staff team. They arranged transfers at extra cost from the airport. When we arrived early in the morning we were greeted with a refreshing drink. The room had a pleasant outlook and was spotlessly clean. We felt like the staff would do anything to make our stay comfortable and enjoyable. WiFi was excellent. Kings Landing is close to beaches, bars, restaurants but away from the busy main high street

Amazing property, exceptional value for its price. We were a bit skeptical before due to the photos online, but definitely exceeded our expectations. The rooms were impeccable, super clean (and this is something hard to please me with), very spacious rooms, staff attends perfectly to your needs. We also used their laundry service, it was 2000lkr/kg. They gave us a free room upgrade, we had bathrobes, slippers, a beach bag with towels and hats we could use. They made sure our room was ready even before check in. The location is also great because it is walking distance from all of the main shops but in a nice and quiet street. Beach and shops is maybe a 2 min walk.

The best hotel we stayed in Sri Lanka. Modern, luxurious interiors, very clean, big rooms and bathroom, beautiful food, but most of all, the hotel team is just amazing, kind, helpful, attentive, and respectful. Hotel management is very accommodating, friendly, and going above and beyond to make sure you enjoy your time there. Great location, in a quiet alley,close to the beach. “Excellent small hotel with great staff”

Excellent hotel and service. Great breakfast with fresh fruits, eggs and toast. The whole team is very friendly and customer oriented. Room and WC are spacious. Hotel is surrounded by trees and one can see monkeys, peacock, squirrels and birds. We highly recommend Kings Landing.

Lovely hotel with very attentive staff. Super comfy bed and the most amazing shower. Location is perfect as down a quiet little side street away from everything but only a 5/10 minute walk to restaurants and the beach. Definitely recommend.

This place exceeded our expectations. We were upgraded upon arrival, which was a lovely surprise. The room was just perfect. The bathroom screamed luxury, and the bed was so comfortable. It was clear that Dilshan and his team were determined to give their guests an amazing experience. They were super friendly. The breakfast was delicious. Kings Landing is located within 5-10 minutes walking distance to Unawatuna beach, but it is far enough enough for a peaceful stay. Overall, we highly recommend this place.

“Perfect stay in Unawatuna”

First of all we got a free upgrade, which is already a great start. The room is spacious, very clean and modern, enough storage room, a safe, bathrobes and beach towels and everything you can find only in a top hotel. The bathroom is the selling point, huge and comfortable shower. Staff is very friendly and welcoming, and even came on purpose to help us with luggages at 4am when leaving for the airport. They also offered us two free drinks during the stay. Really no negative points at all this time.
