The place is in a very good location to reach everything around and has few nice swimming pools. Also, there was a private car parking lot which is locked at night.

No drinking water in the room a bottle would be ok, very cold pools all of them. Road to the lobby is very bad or move the front desk. bikes cost double if you rent from them. Furniture on the deck was bad bad. coffee pot in the room no coffee to make a pot.

Key issues encountered: • No hot water: the room did not have hot water, and I only had hot water in the shower on the second day of my stay. • Poor cleanliness: the room had spider webs and visible dirt. • No linen/towel changes: up to today (December 31, 2025), housekeeping has not changed the bed sheets or towels even once. • When I requested fresh linens/towels, the front desk stated they could not do it due to “high season.” This is unacceptable, as basic hygiene and service are part of the accommodation I paid for. • The front desk gave me extra bed sheets and told me to change them myself. However, the “new” sheets were also dirty and had blood stains, as shown in my evidence (photos/videos). • Missing amenities: there was no shampoo, conditioner, or soap available in the room, and I had to purchase these items at a supermarket. • Gym in poor condition: the gym has missing weights, broken/inactive equipment, and rusted machines. • Main attraction unavailable: I chose this hotel mainly because of the on-site “exclusive cenote,” but it is closed. I was informed there are operational/management issues affecting the hotel’s full functioning, and the cenote area has been compromised by bats, creating hygiene and potential health concerns and making it unusable.

The facilities were excellent — the bed was very comfortable, the pool was large and inviting, and the free indoor parking was a great bonus. The staff were warm and helpful throughout our stay. While the location isn’t near the beach in Tulum, we didn’t mind at all, so it suited us perfectly. The area might seem a bit rough at first glance, but we found it to be completely fine — people were friendly, and we had no issues whatsoever. A large Aki supermarket is just a 5-minute drive away, and there's also a great little local taco spot called Rico’s Tacos La Chula about 5 minutes away by car — simple, authentic, and delicious. NB. The entrance to the Hotel is a 50 meters gravel road.

The hotel's practices appear to be less than ideal. I inadvertently reserved this hotel and requested a cancellation within 15 minutes of realizing the error. Their response, received a day later, denied my refund request. Upon arrival, the hotel charged me an amount exceeding the initial agreement on Booking.com, citing a discrepancy between the USD invoice they received and the CAD currency displayed on my Canadian-based booking. Furthermore: 1. The access road is in a state of disrepair. 2. The assigned room was notably small. 3. The bed was comfortable, and the restroom was clean.

The staff at The Waves was excellent; they were very helpful. The swimming pools are very convenient and clean. We appreciate the continental breakfast and the people in the restaurant. Thanks to our waitress, her name starts with "S" I forgot her name.

“Very disappointing”

A very disappointing experience. For starters the location sits in the middle of the hood. Being that a was solo traveling I did not walk to the main strip but it was extremely close and walkable. My bathroom toilet did not work and it was as if I was bothering the staff every time I asked for it to be fixed. My room was moved on the 2/3 day of my stay, after basically begging and pleading that I need a working toilet. I was upgraded to a room with ants everywhere, in the room and all over the bathroom floor. The property has potential but clearly is not unkept. Breakfast was very mid with limited options but the ladies were very nice. Just overall a very disappointing stay.

The first night they gave to me a very beautiful room. The problem was that the wc wasn't working. I informed the reception and even if they tried to fix it, the problem was not solved. So the day after they changed the room with another not so nice. The price is good for who does not want to spend a lot. Very good to have some relax close to the pool.

Really nice place, we loved both pools, the room was really beautiful and comfy. Everything important was in the kitchen which was nice for us. Also the staff was really nice and helpful.
