“Great location”

Great view! Really enjoyed our stay here. The view from the hotel looking out to lion rock was great! We liked how it was off the main street in Sigirya so was nice and quiet and a nice place to relax. Close to a nice lake where we enjoyed a run away from all the traffic. Friendly hosts who made us a freshly cooked breakfast every morning and were available to answer any questions we had.

“Perfect views and perfect hosts”

Perfect location at the end of a road with paddy fields and beautiful views of Sigirya Rock. A short walk to the main road although you need to be cautious to walk at night because of elephants in the area. Very spacious room and delicious breakfast served every morning with different options. The family running the establishment is very friendly and always ready to help. They will also assist you with organising transport, safari and local excursions.

“A homestay I will never forget”

So far, this was the best homestay we stayed in Sri Lanka, everything was perfect, super clean, the room smelled amazing, the breakfast was 10 out of 10 and the hosts was a lovely family that took care of us. The views are wonderful and the serenity of the place will be something that I will miss forever.

“Perfect place to explore beautiful Sigiriya”

We absolutely loved our stay here at Panoramic Royal Villas. The rooms are very clean and comfortable with a lovely terrace overlooking lion's rock. Malidu and his family are lovely hosts and looked after us very well. The breakfast was included and very nice with lots of food. It's a short walk onto Sigiriya but they will organise lifts for you if you need to go anywhere. they organised a safari to see elephants which I highly recommend. I hope I will be able to return again one day Sarah & Phil

“Excellent”

Lovely and clean , great location away from Main Street but could easily walk in. View of lions rock across rice fields. Hosts so helpful - organised a safari trip for us - suggested options to do - and helped with driving us to locations to give us a break from driving on tuktuk. Lovely break fast

“Lovely stay in Sigiria”

Really lovely stay the family here are so kind and friendly and super helpful! Breakfast was yummy too had the traditional Sri Lankan style. Such great value for money!

“Beautiful view.”

First of all, the view is excellent. We can see beautiful paddy field and Sigiriya rock and also can see wild peacocks,some birds, sometimes monkey on the trees and sguirrels around the accomodation. Owner is always smiling and very kind. The villa isn't new but all facilities are prepared except refrigerator. If you want to relax, I really recommend it.

Great place to stay in Sigiriya. Very quiet location with a beautiful view of the rice fields. Tasty breakfast served in the garden. The hosts are extremely kind and helpful and can arrange transfers and safaris at very reasonable prices. Highly recommended.

Great views and fantastic facilities. The host was friendly and helped me get good tuc tuc and taxi rides It is ideally located in a very quiet place in the village and was so peaceful Walking distance to a nice restaurant and great breakfasts

Beautiful place next to rice fields with lion's rock just across, 900 meters from the main road (easy walk or short tuktuk rode). Room was spacious and clean. Good WiFi and warm water. Owners are very sweet. Breakfast was delicious.

“Stunning view and cozy room”

Perfect place to watch from your porch an amazing view during the sunset or a short walk to see it from the nearby lake. The room was very confortable with all the essentials in the bathroom . Very kind and serviable family that helps for everything. The restaurants are in walking distance.

“Sigiriya's worth it.”

I liked the location which was up a short rural track with far reaching views of Sigiriya rock. Well catered for at breakfast time and also some local restaurants nearby and short walks alongside a little lake that provides a habit for all sorts of wildlife. Good value for money accommodation for the easily pleased.

“A very relaxing stay!”

Very calm and quiet place (with a stunning view) while being a few minutes away from Sigiriya rock by tuktuk. The host is super nice and available to bring you to the major sites around. Breakfast is delicious!

“A must visit in Sigiriya”

Ran by an absolutely beautifully kind and helpful family, this place is a must stay in Sigiriya. Room was spacious, clean and air conditioned!! Absolutely wonderful breakfast cooked by the mother each morning and they helped us organise a safari that was wonderful too. They were extremely helpful with any questions we had about the area. The view of Lions rock from the room was so special!!!!! Couldn’t reccomend this place more.
