“A serviceable room in a great location in Kyoto.”
Clean and serviceable room with it's own sink and kettle for hot drinks. The location is fantastic, right atop a subway station and right next to the beautiful Kyoto Imperial gardens, with lots of nearby shops. We also made good use of the laundry room downstairs. Check in instructions were also simple and easy to follow.

Everything was clear and smooth, the owner gave the indications very clearly. The room, bed was comfortable (I had option with shared bathroom). Yet it was quite dusty everywhere (quite unusual for Japanese standards), also the shared bathroom was not clean, and other customers were making a lot of noise. So overall stay was a bit unpleasant.

“Comfortable room but awkward shared loo and shower.”
Whilst the room was comfortable enough, I was disappointed that the room didn’t have its own loo and shower. This is not what I was expecting. There is only one shared shower and loo for the entire floor, which is really not enough. Every time you go out, you must take your phone to remember the code for the door. There is also no daily cleaning service or laundry facilities so you need to be aware of that. The hotel is not staffed so everything must be done via messaging them. A pity, as this place could be much friendlier and welcoming. Location near the palace is fine and it’s right by the metro station. A very good Japanese curry place is close by.

We stayed 2 nights before switching hotels, and honestly wish we had spent the whole trip in Kyoto there. It was a very clean, and the room was spacious. Very practical check in system as well.
