We truly appreciated our host’s kindness and attentiveness every morning. He personally served us breakfast with care, always making sure our needs were met. There wasn’t a single thing we couldn’t ask from her — he made us feel warmly welcomed and cared for.

We booked three nights here. It is a very clean and quiet place. Families will love this. The rooms are spacious, with modern but yet rustic feel.It is super clean, and the bathroom is simply amazing. Mr Ennio, who runs this guesthouse, is very attentive and, together with his personal touch and kindness, making every guest feel very special. Would stay here again without a doubt!

Away of traffic and noise , the property is having a big garden and it’s own parking. The Owner is a very nice and helpful person , ready to support us with different demands ( having a Prosecco in the garden 🤪). “An amazing find”

This was a great stay. The place is spotless clean, everything seems new and the rooms look lovely. The bed is comfy, it has plety of towels and free toiletries and an excellent AC for those hot Summer days. It's roughly 30min drive away from bigger towns and beaches (Bibbione beach, Caorle) so it's a great base to easily explore this part of Italy.. The owner is just the kindest person and the breakfast is unbelievably delicious! I wholeheartedly recommend, you will not regret staying in Ginkgo guest house.

Nice property with spacious rooms and a wonderful garden. The host was very friendly, flexible and welcoming. The breakfast was exceptional and plentiful.

The room was renovated in 2020 so everything is quite new. There is a small fridge in the room so we could have cold drinks every day. The host is the nicest person we met. Breakfast is excellent and a bit different every day. There are multiple parking spots so even a big car will fit.

Ennio and his wife are very welcoming and offer an authentic Italian experience. The breakfast was amazing. In 20 years of travelling the world this was the very best. The house was quiet and comfortable. A perfect holiday by the sea side.

Beautiful, peaceful B&B in an old manor house renovated with charm and care. Spacious family room, with very good beds/pillows, quiet air conditioning and mosquito nets on all windows. Spotlessly clean. Beautiful, relaxing garden. Excellent breakfast. Very kind owner. A great option for exploring the area or overnight stay.

We liked everything here. The owner is a great person, very friendly and very dedicated. It helped us with useful advice. It was the best accomodation we had in years. The breakfast was amazing, the rooms were very clean and equiped with quality materials. Internet worked perfectly. The building itself breathes history, since it was old and beautifully restaurated. The breakfast serving is a different story here: well organized, quality food, good conversations with the owner. The location is close to the beaches of Lignano and Bibione (30 min by car) and to the cities of Trieste or Venice (1h30min by car) and it was perfect to us.

We liked everything, the building is beautiful, the garden, the room, the food, the host, everything was amazing. It is very handy to reach from the motorway. Lot's of restaurants nearby. It should have more stars. Definitely we will stay many times here

Very nice and well kept place. Ennio and his wife are really nice hosts and the breakfast is the nicest ever. He is an enthusiast of the attractions of Friuli, so trust on him to get tips. Very comfortable beds.

it’s such a gem of a house, very tastefully renovated with attention to smallest details. Everything was excellent, from the comfortable bed to delicious breakfast and individual attention and helpfulness of our host. highly recommend!
