“Overall, I would not recommend this property due to pricing transparency issues and regulatory concerns.”
The apartment is located in a condominium where short-term rentals are officially prohibited. There was no reception or formal check-in. I was met outside, paid in cash, and received the keys directly. A mandatory cleaning fee of 1,600 THB was charged regardless of the length of stay, which significantly increases the actual price. The overall cost felt overpriced compared to similar options in the area, and the pricing structure lacks transparency. I was not informed about TM30 registration requirements, which are mandatory for foreign guests in Thailand. This is not a licensed hotel or officially permitted short-term accommodation.
