“Very comfortable stay”

The villa is perfectly located and made for a very comfortable stay. The rooms are spacious, clean, and well maintained, which made the whole stay really enjoyable. Everything was exactly as described, and the villa worked brilliantly both for relaxing and spending time together. I would highly recommend this place for a stay with friends or family. Plenty of space, great atmosphere, and a location that makes getting around easy. We were extremely happy with our stay. 10/10.

The location of the accommodation is excellent. The facilities are very good; we found everything we needed. It's very comfortable, even for eight people. The host is always available, very kind, and helpful.

“Perfect Stay”

Villa was immaculate and well presented. Couldn’t have asked for a better location - about a ten minute walk to local restaurants, but about two minutes to a bus stop to shorten the trip. Mark the host was incredibly hospitable, grabbing us milk when we arrived too late to catch the shops and helping us out when we couldn’t sort a taxi. Will return soon - it our first holiday as a large party and couldn’t have asked for a better experience. Biggest thanks from Jo and family!

“Amazing MUST Stay Villa in Paphos”

Had the most amazing weeks holiday from the 17th to the 24th of November. The villa was absolutely spotlessly clean, it had almost every kitchen utensil you might need. Surrounding area is lovely and quiet and peaceful with the occasional lovely rumble of a 737 overhead landing at Paphos Airport. The swimming pool is one of the cleanest we've ever used. Walking to the beach to watch the sunset was fantastic. Air conditioning worked perfectly. As someone who needs good WiFi for work, this worked brilliantly especially uploading video files and browsing. Room to park 2x cars on the drive easily without issues. Lidl is 9 mins away, centre of Paphos 8 min away and airport is only 14 minutes away. The sunbeds and everything are just perfect. The owner very kindly came to help when we had a small issue with hot water, problem resolved. 6 of us loved the place and will be back 100%. This place is a definite must stay!

“Lovely villa needs a little TLC”

The villa is beautiful and spacious, with lovely outodoor space and bbq. The host was very amenable, and did his best to support when needed. Enough space to park 3 hatchbacks outside. Close to shops etc within short drive you're at the harbour, shops etc. Cyprus needs a car.

Following the host's precise instructions, we picked up the key without any problems. The stay in the villa was excellent, we contacted the host for everything we needed, and he always helped without hesitation. We recommend a visit to Villa Utopia.

Peaceful location and spacious accommodation for 2 families to enjoy. Well equipped with everything you need for a relaxing holiday Mark the host is fast to respond to any questions and sorted any minor issues out in super quick time despite being away for part of our stay himself.

It has an great amount of social space with an incredible pool and outdoor area. The bedrooms are all good sizes while it’s very easy to keep it cool indoors throughout the day. Our host Mark was amazing and helped us out with anything we needed, always quick to respond and to be at hand, he also gave us some really good recommendations throughout our stay. On top of that he’s just a great bloke.

“A real personal touch…”

Not only is this a beautiful property in a wonderful location, but it feels very safe and secure. Mark and Emma are truly wonderful hosts who go above and beyond to ensure you are comfortable and happy throughout your stay but are in no way overbearing. The villa is clean and well presented and if anything the pictures don’t do it justice. The pool for example was far bigger than we expected. We hired a car to get us around the island but you do have shops, a pharmacy and restaurants within walking distance. Mark took the time to provide a comprehensive list of places we should visit and explore. Unfortunately we couldn’t fit all of them in but one of his recommendations was a beach bar called ‘Sea You’, we visited at sunset and, well, just wow! Thank you both again for such a wonderful week. I have no doubt that we will be back!

This apartment was the perfect home away from home for our group of 7. Everything was thoughtfully furnished: the kitchen had all the essentials for whipping up delicious meals, and the pool & lounge area provided the ideal spot to unwind after a day of exploring. Check-in and check-out were a breeze, and the best part? Each bedroom had its own bathroom! Seriously, no more bathroom wars! Here's what we loved: - A lot of space: Plenty of room for everyone to spread out and relax, both inside and outdoors. - Fully equipped kitchen: Cooking at home was easy and enjoyable with all the tools and appliances we needed. - The pool and lounge area were amazing! We spent countless hours enjoying the sun and fresh air. - Bathroom bliss: No queues! Each bedroom having its own bathroom was a game-changer for our group. - Seamless process: Check-in and check-out were smooth and straightforward. This apartment is ideal for: - Large groups or families wanting plenty of space and privacy. - Anyone who loves cooking and wants to enjoy meals by the pool. - Groups who value their personal space with individual bathrooms.

The accommodation was clean and spacious and well equipped. The owner is very kind and helpful. Due to our late arrival, he even prepared some cold food for us in the fridge. After a week, we returned home completely satisfied.
