Unfortunately a huge disappointment. The accommodation did not match the description at all. There was no coffee machine despite it being listed, the bed was extremely old and completely worn out, hot water in the shower took forever, and the windows were so poorly insulated that you could hear all the street noise even with them closed. Sleeping was only possible with earplugs. The communication was especially terrible. Nobody was reachable regarding the parking situation, neither via Booking nor by phone. There was no callback either. Even during check-in, despite informing them about my arrival time in advance, I had to wait outside the building until someone eventually showed up. I was so unhappy with the overall experience that I even decided to leave one night earlier. Overall, the worst accommodation I have ever booked through Booking. Absolutely not recommended.

It’s in a great location, with the balcony looking out over the hustle and bustle of Palermo’s old quarter. We’d read that it could be noisy, but it wasn’t too bad at all.

Very good location in the city centre: close to food markets, the beach and the cathedral. Towels, soap, shower gel and hair dryer provided which came in handy, as well as a tv:)

they are really good hosts. the place is in the heart of the city with a good balcony to enjoy the liveliness of the main street. they let us in earlier than our check in time and provided support throughout the stay. everything felt clean and thought(vending machines outside the rooms etc.) to us even though it was a short 4 night visit.

Francesca was a perfect host! The Pretoria Rooms are well placed in the heart of the historic quarter and only a few minutes walk from the railway station, with numerous places to eat, either aimed at tourists, or if you follow Francesca’s excellent recommendations, authentic Sicilian food away from the crowds. The room themselves are very comfortable, the one I had with additional sitting room which was nice to have to relax in without being confined to a bedroom and also contained coffee making facilities and a small fridge. The bathroom was quite stylish with bath and separate shower cubicle with everything provided bar toothbrush! The bedroom had a very comfortable bed and despite now I was a solo traveller still with four pillows; the air conditioning really helped with a comfortable night’’s sleep! The building itself is modern, equipped with a narrow lift to all floors and a stairlift covering the lobby’s 7-8 steps. A small observation, the building appears to have originally been designed as flats, as such the space I had felt a little like an apart-hotel however some rooms were locked out of use as befits a ‘room only’ operation…which I was more than happy with given the number of excellent eateries and bars nearby.

We have visited Pretoria Rooms in August 2025 and we loved the place. Stayed with my housband for 2 nights and visited Palermo. The location is great, central, clean, cozy, bed and pillows were comfortable. Francesca welcomed us with her big smile, friendly and was available all the time for any advice.
