“If you value hygiene RUN! If you want to Party and do Pattaya things, this is your spot!”

The size and layout are great, staff were great and did there best to make our stay feel comfortable, this review is no fault of their own. A/C works very well everywhere. This is literally a party pad and it shows. Do not rent this place if you value hygiene at all it is honestly disgusting and believe me I hate to give a bad review like this but it's the honest truth. I just want to save a family from the disappointment we went through. If you are a group of kids in your early 20's and are just going to party, this is for you and would be great for that. If you are a family and want a clean getaway then run far and fast from this place! You have been warned! Other pros include: Many dishes and cookware for cooking everything has to be pre washed as nothing looked clean enough to trust eating off of. Very spacious property and beds are very comfortable Beautiful villa and layout minus the filth and wear and tear Decent location minus the smell from the alley sewers around the pool area but hey it's Thailand, that's a problem in many places, nothing you can do about that. All depends on the wind direction. Sometimes it wasn't noticeable and sometimes it was bad Great setup for activities, pool table, karaoke, awesome kids play room for very small kids toddlers and under. That was a hit with the kids and grandparents. Loved the balconies showers were nice but slippery and low water pressure and mineral deposits bulding up on the fixtures, again all comes back to needing a massive professional clean, some new paint and replace the rotting wood on cabinets in main kitchen.

Absolutely everything! The rooms were very spacious, especially the master bedroom. The pure size of the villa is next level for the price. Very modern and clean, staff were excellent in every department. I am genuinely sad I’m leaving. I will 1000% return every time I come to Pattaya. 11/10

Great accommodation, the staff couldn't have been more helpful, some beds in Thailand can be hard but these were great, would recommend this villa to anyone!

I am impressed with this accommodation. It allows me and my family to make the most of our vacation. There are activities and equipment to do throughout the stay. I will definitely come back again. Big clean house with parking. Thanks to the housekeeper and staff who took good care of me. The place is near the beach and convenience stores. I can live easily.👍

“Was good for Pattaya for Wonderfruit weekend”

Complimentary Thai breakfast was good but not the American breakfast. Beds comfy and aircon was nice and cold. Good for large groups as the villa is v spacious.
