We were super impressed with how clean the room was!!!! And the jacuzi in the room was such a fun addition to the vibe! The inn had everything we needed.

Good quiet location with free off road car parking. Very comfortable clean spacious room. Plenty of good tea/coffee available in upstairs kitchen on 3rd floor. Excellent communication beforehand with key codes for both main and room doors.

My husband and I stayed for two nights, and we loved this place. The room was quite comfortable, clean, and spacious. The atmosphere was very relaxing and extremely peaceful, very much in keeping with the spirit of this city.

Excellent room with lovely decor and a comfortable bed. Loved that we could make drinks in the little kitchenette upstairs with snacks provided. Good location, not too far to walk to restaurants. Communication for check in was great. Staff very friendly.

The host Cassandra was incredible - so professional, but warm , welcoming and very generously provided tourist recommendations and advice - which guided us while in Newport. Cassandra recommended we visit "The Breakers" mansion in Bellevue Avenue and to purchase the basic entry ticket. She also recommended "The Moorings" for seafood and Lobster - once gain both recommendations were spot on! The property had everything you could possibly need...and then more. Even little pre or after dinner sherry and books to read in the lounge area. Very special little touches that exuded thoughtfulness and care. Ample tea and coffee and access at any time to make a refreshment if so desired. Our guest room was at the front of the house and so quiet. It was beautifully appointed with every creature comfort needed and it is was clear that the staff take care in their work so as to present a beautiful, clean, comfortable room for guests. Car parking provided at the rear of the property and the main strip of Newport only a short drive away. It was wonderful! Breakfast reminiscent of some of the great Bed and Breakfasts we have stayed in while travelling Europe. A sumptuous breakfast with table service and very spoilt for choice. Value! Incredible value for a property of this standing. This was the best property we stayed in while travelling through the US. We also booked it literally a few minutes before we arrived and it was no drama. All organised. Thank you Cassandra and the team at "Beech Tree Inn and Cottage".

Lovely building and lovely staff. Very nice room but if you struggle with stairs, ask not to be on the top floor! Breakfast was freshly cooked and very good. Room was well equipped and very comfortable, with a fireplace.

Area - quiet, residential area of Newport among colonial-style houses, on edge of historical area. Location = 20/25 mins walk to downtown Newport/nearest trolley stop. Easy parking on site. Lounge area with books, free evening drinks available, all very elegant. Large room, nicely appointed, beautiful bathroom with super shower. 24 hrs access to fridge, microwave, coffee+tea making facilities. These are on the (UK) 2nd floor. Breakfast was generous (though would like eggs as an option), home-baked muffins + cookies to take away. Garden area behind house well-tended and lit - pleasant to sit in in warmer weather. The staff were delightful and very helpful - as well as apologetic re the room mix-up - though full, so unable to offer alternative. Generally a lovely place I'd recommend, but not for the less mobile.
