Central location within the city giving easy reach for all facilities. Cute balcony where you can sit with a drink and watch the folk going too and fro in the busy street below. Nice light breakfast supplied.

I usually don’t write reviews, but I feel like this time I really need to. Why? Because I chose this accommodation based on the existing reviews, and they definitely did not reflect reality. The first criterion was breakfast at the accommodation. Both the reviews and the owner’s description mentioned that “real Italian breakfast” was included in the price. Upon arrival, the breakfast was quite surprising — it consisted of a packaged pastry (a croissant with a two-year shelf life), an unknown cookie, and juice from a carton. Another important aspect was late check-in. Before booking, it was not possible to contact the owner. I also couldn’t find any information about additional fees. Only after making the reservation and payment did I find out that late arrival would cost an extra €25. The owner stated that this was mentioned in the rules, which I admittedly did not check, as I didn’t think it was necessary. In my opinion, it would be much more logical to clearly state this in the check-in information notes. When we arrived late, around 11 PM in Naples, and reached the property, we still had to wait about 10 minutes for someone to let us in. After a long journey, it was not pleasant to stand outside waiting, especially when being told it would be “just one minute.” Considering that you already pay €25 extra for late check-in, it would be much nicer if someone was waiting for you rather than the other way around. The second criterion was towels. We stayed for a longer period — 5 nights — and found two large towels and four small ones in the room. This was simply not enough for the duration of our stay. What shocked me the most was that after placing a used towel on the floor, I later found it hung back up next to the clean ones. The third criterion was bed linen. Staying for five nights, you would expect to sleep in clean bedding. Based on common sense, it would be appropriate to change the bed linen at least once during the stay.

The apartment was very nice and had all the necessary amenities. The bed was very comfortable, and the kitchen was clean and well-equipped.

Franz is beyond nice. He is a really kind person and tries to make you feel as comfortable as possible and helps with what you'll need. He indicated us how to get to far away places taking public transportation and let us store the luggage during the morning after checking out. The appartment is very clean, quiet and the location is perfect to discover naples. I really recommend this accommodation.

It was a nice surprise to find cold drinks in the fridge that you could buy for a small charge. The complimentary snacks were an added bonus.

Very comfortable and central, nicely decorated apartment with bathroom (very spacey bathroom) and with enough space for two people. The owner is always available to assist and really friendly. I totally recommend it for a short trip.

The location was very central (in the historical centre and on walking distance of the Spanish quarter) in a small street. We were received by Rafaella who explained everything about the property, handed over the keys and cleaned the property. We could leave our luggage in the kitchen after checking out. Check out time was officially 10:00 but we could use the very nice bathroom just before we left to the airport at 13:00. Franz sent us useful information about the city and how to reach the different places. He answered all our other questions also very accurate. The room was quite big with a small balcony to eat the breakfast.

Very nice and clean room in the centre of Naples with small balcony (1st floor and no view). Francesco is an awesome guest, always ready to help and answer any questions. We also felt very safe. Breakfast is not fresh and it consists of brioche, small box of juice and similar snacks. Plus a coffee capsule for either espresso or capuccino (very sweet). And there is a fridge with various drinks in the room that you can take for a charge. Overall we can definitely recommend Franz Guest House.

The place is cosy and modern, and franz is a great host! It is a cool neighborhood in the middle of old town so the street is noisy but the windows close well and we slept like babys…
