The property is very clean, spacious and has a fantastic view of the sunset. The kitchen is also well equipped. There is a small coffee shop just down the hill which has great Karak.

Great location, very good value for money and flawless communication with the host. Perfect place to stop by on the way to or from Balcony walk hike and enjoy the sunset with the nice weather. There are not many other houses nearby, so the place is also very peaceful. It was a great stay that I would definitely recommend.

We had a very pleasant stay here. A great base for trips to the mountains, Jabal Shams, or Balcony Walk. Clean, tidy, very helpful host, offering delicious dinners for an additional fee. The view from the window is breathtaking. Highly recommended!

House with good views of Jabel Shams. The owner arranged us very nice dinner. He also provided us additional room heater and quickly attended when we had a issue with water supply. We met his cousin Hamood, who is a guide. We did two trips with his which were amazing. One was to the top of Jabel Shams which was new to tourists and the other was to Al Nakkar to see the views from the bottom of the canyon. It was really nice and worth doing with him.

The apartment is well located, about 1 hour an 15 minuts from Nizwa. With an asphalted road all the way to the house (only the final uphill stretch is unpaved). The views are spectacular, especially at sunrise and sunset. The host offers homemade Omani food, very tasty and served hot, for an additional fee — highly recommended. There are no shops or restaurants nearby (at least none that we noticed), so if you don’t plan to order the host’s food or want anything extra, it’s best to arrive with groceries already bought (water, tea, snacks, etc.).

Great location. Very quiet, and we sat on the hill behind the house to watch the sunset. Very friendly host. We ordered dinner and breakfast which the host brought from home. It was delicious!

Everything. The owner was lovely. Said he'd give us a discount if we contact him directly next time. You actually do get a breathtaking sunset view, sunrise unfortunately is blocked by a mountain on the east side. There was a space heater in every room, bathrooms were clean with really good hot water. The patio is great to sit in the evenings after watching the sunset. It's location is just at the bottom of the hill leading up to the main Jabal Shams area which is great as its not in the way of tourists coming and going.

The sunset was amazing from inside the house. The host was very friendly and prepared a very delicious meal for us. The house was cleaned and prepared very well for us... I highly recommend it. The host showed us the shortcuts.

“Beautiful stay in the mountains!”

We had a great stay at Sunset View Hill! You have the entire house to yourself, and it's located in a peaceful spot between the mountains. From the house, we walked 2 minutes up the mountain to calmly watch the sunset. It's a 20-30 minute drive to the starting point of the balcony walk, which was manageable without a 4WD. We were a bit late returning to the house after the walk and couldn’t check out on time, but the host was very understanding and friendly about it! The breakfast was also very delicious.

Detached villa with parking in a quiet location. Fantastic sunset from the neighbouring hill. The price is a bit high, but we got it at a discount, so ok. Since the tourist business in Oman is still in its formative stages, you should be prepared for the fact that the tap in the kitchen is sticking out of a hole in the wall, there is no adaptor for a European socket, and the air conditioning does not work in winter because it is designed only for cooling (however, in winter it is quite cold at night in this mountainous area). Not a bad breakfast (we got it as a genius)

Very good location to start the , balcony hike in the early morning. Fantastic view from the property. The owner was very helpful and his wife prepared dinner and breakfast, which was delicious.

Perfect place for family or group that wants to stay close enough to Jabel Shams and the Balcony walk. You have planty of space, perfect sunset view just outside the house and goats for company. It is arou d 30 minutes drive from the Balcony walk. Close to the house is a small local coffee shop with good Omani sandwiches. Very friendly owner will bring you breakfast in the morning. I recommend this place.
