“A delightful home from home”

This beautiful, rustic property was a home from home for us, which far exceeded our expectations. From the minute we met the owner, Alvaro, we knew we were in for a great weekend stay. Alvaro and Paola are the kindest, most thoughtful, welcoming people you could ever meet. Nothing is too much trouble, and they look after their guests so well - Alvaro collected us from the airport (and dropped us back at the end of our stay), and he was even able to provide car seats for our toddler and younger child. Once we had booked, communication was via WhatsApp, including photos, helpful advice and instructions. Alvaro and Paola speak limited English, so it's worth having Google Translate to hand, or brushing up on your italian! Upon arrival to the house, it was clear that Alvaro and Paola take great pride in their home. It was absolutely spotless, and the bedlinen and towels were clean, soft and smelt gorgeous. All the basic amenities were catered for and more - they even provide a small honesty cupboard to purchase any essentials you may have forgotten. There were beach towels for us to use, plus shopping bags and umbrellas for the rainy days. The rooms were so bright and spacious - the photos really don't do them justice. So much storage space too. There is a piano, fully equipped kitchen with dishwasher, microwave and coffee machine, a little veranda at the back, and a pretty little garden at the front. There is also access to a washing machine and tumble dryer. Every bedroom has its own en-suite, complete with toilet, basin, bidet and shower, plus a wall-mounted hairdryer in each one. There are TVs in every bedroom too, which stopped our children arguing over what to watch during their chill time after busy days out! Our toddler was provided with the cosiest cot, and our children (and us) slept so well throughout our stay.

The house owners are very kind, polite, helpful and interesting persons. The house is in excellent condition. Comfortable and stylish. The location is really good. It was a great pleasure to stay at Al 12!

Huge property with 3 large double bedrooms, all en-suite, spotlessly clean. Lots of nice extras - beach towels, umbrella, outside seating. Great coffee machine. Honesty shop in dresser which was so useful for beers & water when we were running low. Used the app for bikes and cycled and swam every day. Bus stop 2mins walk away to Pisa. Lots of cafes, restaurants and gelato shops walking distance. Promenade becomes pedestrian every night. Host was so welcoming and friendly. Thank you!

Everything was great! Each bedroom has its own bathroom. The rooms are spacious. The kitchen is well equipped and there is everything that you could think of. It was a perfect place for our family!

“Best part of our trip around Italy”

We loved everything about this house. it's big and spacious, its got an bathroom for each of the 3 bedrooms, nice front covered porch and garden its perfect. The hosts are lovely they leave everything you could need around house for you, loads of everything, tea bags coffee, towels and even beach towels and sunscreen for the beach by the door. The house is 2min walk from the public beach that is perfect for all the family , its got rocks blocking the sea so it's only waste deep perfect for kids. There is a big coop store 5min walk away with everything you need and the hosts have a small shop in the house, very reasonably priced, wine starting from €1,10 and water from .30cent ,we thought it was excellent idea, you just stick the money in a basket. Also to top off the end of our holiday our host dropped us to the airport at 7:30am without even asking for a single cent, (of course we give him a little something for fuel but what a great host , could not praise them enough) also number 10 bus just behind house brings you straight into pisa,

“Absolutely beautiful rustic Italian retreat!!!”

if you want a real rustic Italian experience, you need to visit here. the 3 bedroom house is lovely, clean and has every facility you would need. Such a lovely couple who from even before we arrived went out of their way to make everything perfect and ensure we had everything available to us. Even went as far to have a huge cabinet full of every food/drink we would need, which we were able to dip in and out of as needed… and trusted us to leave some money for it at the end of the holiday. They had bikes, surf board and even the possibility of a loan car if we needed it and were kind enough to collect/return us to the airport for next to no money (only to cover the petrol). Gave us directions/travel/bus/train information for visiting away from home (Pisa/Florence etc). Their garden is beautifully kept and was wonderful to sit out in, on an evening, with plenty of patio furniture and lizards too… Located literally around the corner from the best part of the beach (sandy bit) and an abundance of restaurants, cafes and a brand new biggish Co-op (much nicer than the U.K. ones… has a lovely deli, bakery and the freshest fruit and veg and great fish/seafood choice). The locals are just as friendly
