Very disappointing experience. I booked this property through Booking.com and received a confirmed reservation, so I started driving there immediately with my mother. We were on the road for almost two hours, and during the drive I had no possibility to constantly check messages. When we arrived at night, the place was dark, empty, and nobody answered the phone or the door. A neighbor told us the host was not there. We were left alone in an unfamiliar area and had to urgently find another hotel and pay again out of pocket. What is most upsetting is that even though we never stayed at the property, the host still refused to refund the money. This caused us stress, wasted time, extra expenses, and a very unpleasant experience. In my opinion, this behavior was dishonest and completely unfair. I would never recommend anyone to stay there after the way we were treated. I trusted the Booking.com confirmation and expected basic responsibility and communication from the host. Unfortunately, this was one of the worst accommodation experiences I have had.

Came by taxi - from Latina train station. Silvia the host was very kind and helpful. Silvia organised pizza as the place is outside the city and without a car you have to rely on delivery. Next morning Silvia organised a Taxi. She was an excellent host.

Silvia was an excellent friendly host. The rooms are so clean and comfortable and the breakfast in the terrace was very nice. The beautiful sun set and the birds chirping in the morning add to this excellent Latina stay.

“A very special holiday”
We had a truly wonderful stay at Casale Appia. The property is very clean and modern. The room was spacious (including the bathroom!) and the bed very comfortable. The property’s location was also ideal, providing easy access to many destinations but also the peace and quiet of being at the end of a countryside road. Casale Appia was the perfect base for a varied holiday. We experienced the sea and gorgeous nature, discovered great town and villages (Latina, Terracina, Gaeta, Sperlonga, Sermoneta) and tasted delicious food. None of this would have been possible without the help of our fantastic host, Silvia. Her knowledge of the area was impressive, her restaurant recommendations were excellent and her warmth and dedication made us feel right at home. We will definitely go back!
