“Wonderfully, spacious Home on the river”

The home is quite spacious and the largest of all our Japan travels. Beautiful location on the Kamo River and 15 min walk to Kyoto Station and 30 to Gion/Pontocho Alley. Great kitchen with lots of amenities. Washer/dryer combo, complete kitchen down to wine glasses, toaster, dishwasher and two toilets which suited our family of four. Tatami mat beds were quite comfortable and the electronic blinds and comfortable couch with Netflix optional were appreciated.

Walking neighbourhood and along cannel and river was great nice to relax in the morning over looking the river with plenty of bird watching. Loved the big living area and comfortable beds

Modern, sleek, we had everything we needed. Very comfortable beds. Between the station and the central part of Kyoto ir a very cosy neighbourhood. Beautiful river view. Easy to walk most places and to take the trains to others. Smooth check in.

Great location, near main sights, it was beautiful watching the bird life on the river. The house was very spacious, the kitchen very well appointed, easy to heat (our washing dried overnight in the middle of winter). Lovely place to stay with my family.

The place is exceptional. It is villa by all means. There is lots of space, all was bright clean and all equipment was working and top class! If you add great location with windows on the River, this is the only place I ever want to go back to live in Kyoto.

There was plenty of space for a family of 4. Good location and quiet at night. Blackout roller blinds worked very well. All equipment worked well, including washer-dryer.

We really enjoyed our stay. The apartment is spacious and very well equipped. The kitchen, bathroom, and laundry facilities are modern and complete. There are lounge areas on both floors, and we especially liked the large double desk downstairs. The beds are comfortable, and we slept well. The location is excellent. It is very close to Shichijo Station and about 1000 meters from Kyoto Station. There is a beautiful view of the Kamo River from both floors. We would love to return to Kyoto and stay here again.

Spacious, modern and very well equipped. Walkable to station and nice view of river. Very comfortable with so much more space and facilities compared to a hotel.

Flexible self check in and out. Great location and close to station. Lovely stream walk two roads away with bike hire, coffee shops etc. 711 only 5 mins walk away. Windows have no curtains but there are block out shutters which you can close on dark. These were great for catching a few extra minutes sleep. Loved having a dryer in the washing machine although it does take around 2-3 hours to dry a small load. Flat has drying racks that come down from the roof. Very handy. Host was very thoughtful with plenty of towels, washing detergent, toaster, kettle, underfloor heating, great smart TV that we could watch Netflix movies on and beautiful view of the river. Flat was very modern and spacious with two rooms upstairs for sleeping and two toilets! Would definitely stay again!

The quiet location and the lovely view of the Kamo river which had a small island where you could watch ducks, egrets and herons. Comfortable house and very well equipped and spacious.
