“Beautiful Japanese-style stay,spotless clean and with a convenient location”

I loved everything about it! My room was Japanese style and spacious,with 2 air conditioners for each room section,including a fan. The entire guesthouse was spotless clean,including the shared bathrooms, had enough of cosy areas to eat and relax(i worked a bit midday,when it was too hot outside), great free breakfast, small touches like snacks and free coffee that made it feel like home, perfect and very accommodating staff, especially the owner. She personally sent me off when I was leaving,making me feel like I left someone’s house as an appreciated guest. The location is a bit outside the main tourist area in Higashiyama but very well connected by bus to different areas in Kyoto. There is a convenience store 3-4 min of foot from the house,and the bus stop is ~5 min away. Pleasant walking distance (20 min) from Kiyomizudera and area. Also,if you feel like escaping the crowds, several beautiful temples within walking distance. Important to note-many taxi drivers know the area,so just remember to say Umamachi, and they’ll take you very close to the guesthouse. So yes,I’ll definitely stay here again during my next visit to Kyoto.

It was my second stay in this guesthouse and I am more than satisfied with my stay. It was perfect, quiet, clean and welcoming.

• Spacious room across two floors, with AC available on both levels. • When booking, I initially thought the room included more than one bed, as I was travelling with a friend and did not realise bed separation needed to be requested in advance. I asked whether it would be possible to arrange a futon upstairs, and Maki kindly organised it within minutes so we could each have our own bed. • Complimentary buffet breakfast included. • My friend especially enjoyed the Japanese breakfast and found it generous and very well prepared. • Complimentary coffee and caffeinated teas were also available. • Maki and Sam were genuinely some of the warmest and most welcoming people we met during our trip. Their hospitality and attentiveness to guests stood out immediately and made the stay feel exceptionally comfortable and cared for. I became unwell during the stay and could not manage heavier meals, despite having requested the Japanese breakfast. Maki kindly chose not to charge me for it and instead encouraged me to enjoy the lighter complimentary options, such as fruit and yoghurt. • They also offered homemade jams that looked wonderful. I had to try the apple cinnamon one, which was delicious. • The property is very thoughtfully maintained, and the attention to small details makes a noticeable difference.

The breakfast is quite nice and there are plenty of laundry possibilities which is amazing if you are on a long journey. There are bikes available for a small fee.

Everything was great! The owners are incredibly sweet, the rooms are very comfortable, the place is so clean. The free breakfast in the morning was great to wake up to with a cup of coffee and some fruit. Really enjoyed staying here.

Beautiful bedrooms. Fresh fruit, yoghurt, toast, tea and coffee at breakfast for free. Friendly and helpful staff. I wanted to return but unfortunately the Guesthouse was fully booked out - I understand why.

Breakfast was very generous with fresh fruits and yoghurt. The communal facilities were very clean. The rooms were very comfortable. Maki and Sim were very kind and friendly hosts.

The hosts were amazing! The room was clean and comfortable. The traditional Japanese breakfast was outstanding, and the standard breakfast was very good too.

The hosts were extremely friendly and mindful. They even saw me eating an avocado for breakfast and bought one for the breakfast buffet for everyone. It was very very nice!!! Loved how spacious and clean the rooms were. Definitely our best stay in Japan. Very welcoming:):)

I got the Japanese room, it has real tatami mats and a futon bed. So I got the traditional experience without having to shell out for a ryokan, which is really nice. The owners are very kind and helpful. It is also within walkable distance to Kiyomizudera and Ninenzaka, which is one of the few Kyoto attractions open after 5pm.
