Location, cleanliness and modern rooms. Cannot get much better for the price! Property was easy to find and parking is within the property grounds. Plenty of great restaurants and beautiful beaches all within walking distance. Staff are super friendly. Recommend getting a smoothie from “Juice Me Up” that’s connected to the property.

Villa Jiota is an absolute delight – a charming, family-run hotel that exceeded all expectations. The rooms are exceptionally clean and maintained to a very high standard, with fresh towels provided daily and sheets changed every couple of days. The location is perfect: right in the heart of Ksamil, surrounded by restaurants and bars, with beautiful beaches just a short walk away and a supermarket conveniently across the street. What really makes Villa Jiota special is the family who run it. They are warm, welcoming, and attentive without ever being overbearing – nothing is ever too much trouble. Their hospitality adds a truly personal touch to the stay.

Very clean newly renovated apartment with a free parking, which is a major plus in town. You can walk to any beaches or restaurants you may need. Family that owns the apartment is very friendly and helpful. They also runs a cafe just downs the stairs, so it is pretty convient as well.

I felt right at home. The owners, who are the managers, are exceptional. The location is unbeatable. Everything is close by: the beach, the supermarket, restaurants, clothing stores; everything is within walking distance, and it's very quiet and safe. There are ATMs right across the street. The beds are very comfortable, everything is spotlessly clean, and the sheets and towels are always changed. The kitchen has everything you need, and the apartment is well-equipped. We are very happy we chose this place and will return. I highly recommend Villa Jiota; it's the best. An important point is that the apartment has airtight windows and doors, and at night you can't hear any noise from outside, allowing for a peaceful sleep.

I would give it 100/10. Really the perfect stay in Ksamil, we couldn’t find anything better. Great location, close to ksamil beach 9 (5min walking), bora bora beach (on the pricey side - 10 min walking). You have supermarkets, restaurants, everything walking distance. The villa is super comfortable, clean and nice, the family owning it super nice and warm. If back in Ksamil we already know were we are going 🥰

The apartment was great and had everything we needed. The host was very helpful and friendly. Whenever we had a request, they were quick to assist us. The apartment was very clean and was cleaned daily. There’s a nice café at the entrance of the building where you can enjoy a good breakfast and great coffee. You’ll be greeted with smiles and positive energy while having your coffee and breakfast. The location is also excellent — very central. There’s no problem with parking either. If I come back, I already know where I’ll be staying. We truly liked you a lot. Thank you for everything!

The hotel was spotless and very comfortable. It’s in a great location—close to shops, restaurants, and public transport. The staff were incredibly kind and helpful, always with a smile. Made the whole experience feel very welcoming. They have juice bar and coffee shop on the property. Amazing! Would definitely stay here again and highly recommend to those staying in Ksamil.

Great hotel, clean and tidy! The room has everything you need, it was cool because the air conditioner was powerful, the balcony was closed with a roller blind, which also created shade. The beds were comfortable, the pillows were soft. Although the hotel is in the very center, it was not noisy at night from the neighboring bars. We enjoyed our stay in this hotel!
