+location in the Old City + you can comunicate in English with Azim + we liked local sweets added to the breakfast + welcome water + access to the hot water/kettle ( however it was in every place we have been) + hot water in the bathroom + market and bank not far + trip to Desert Fortresses available + working air conditioning

The location was great, the hotel could not have been cleaner, the family are welcoming and helpful and the breakfast is large. My room was a decent size, charging point near bed/a and the a/c worked well.

The guest house offers a great range of activities at a very fair price, including airport pick-up and a fortress trip. I had the chance to explore the fortress with the host, which was such a lovely experience. Since it was low season, I happened to be the only guest that day, so it turned into a private tour — truly amazing! Every morning, breakfast was served on beautiful traditional plates with homemade eggs. It felt very thoughtful and I really enjoyed starting the day this way. The room was great — clean, tidy, and comfortable. The location is also perfect, right in the center of everything. I highly recommend staying here. More importantly, the host is what makes this place truly special and unforgettable.

I really liked it and would recommend staying at this hotel. The breakfast is excellent, and in the evening it’s calm and quiet with no noise.

the location is the best, the price of accommodation is very good. the room is clean. the staff is very polite. and you dont have to pay the tourist entrance ticket to the historical centre of khiva when you have accommodation here.

Everything was top notch! We've stayed at many hotels in Uzbekistan, and this one was the best – helpful and friendly staff, clean rooms, delicious breakfasts, and a great location in the heart of Ichan Kala. If you're ever in Khiva, I highly recommend this hotel.

Our guesthouse is wonderful — it’s located right in the center, peaceful and quiet at night with no noise. In the morning, breakfast is very luxurious. If you come to Khiva, you should definitely stay at the Khiva Azim Ata guesthouse.

Location inside Ichan Kala near the West Gate was super convenient. Spacious room and super clean.
