We were welcomed warmly by Siyovush to his charming hotel located in Ichan Kala. We arrived around 8.30 am & Sivoyush kindly arranged a wonderful breakfast for us. We were fortunate that some guests had left early & he arranged for the room to be cleaned so that we could check in after breakfast. We had a great stay at this very comfortable hotel & enjoyed sitting on the terrace of our room in this peaceful location.

The location is excellent, 5 mins taxi from Khiva station, and right next to the minaret within Itchan Kala, the rooms were very clean and the host was very helpful and nice!

Even though it is 50 meters from the central area, the hotel offers total peace. Extremely clean rooms right in the owner's house. A very rich breakfast, the owner is extremely friendly and helpful. I highly recommend you choose this hotel!

We had a wonderful stay at the Guest house. Everything's perfectly clean, the bed was huge and very comfortable, we had an amazing view on the Islam Khoja minaret and the breakfast was very good. On top of that, the owner gave us a lot of valuable advices for our trip and was truly welcoming. We arrived at 9am after a long travel and a big jetlag, he made sure we could have our room at 10am. When leaving to the railway station, he kindly offered to drive us so we could avoid a 20min walk. I fully recommend this wonderful place !

I really enjoyed my stay here. The service was warm and welcoming throughout, and the breakfast was both tasty and generous. The location is superb - right in the middle of everything, which makes exploring Khiva incredibly easy. The room itself was lovely, with a nice balcony that added to the charm. The building is authentic, historic, and full of character, which does come with some quirks however - like thinner walls and creaky floors - but this is part of the experience of staying in such a beautiful old house. Overall, a memorable and very pleasant stay. Thank you.

Our stay at the hotel was fabulous. The hotel is perfectly situated within the city walls and is very centrally located. The breakfast is very generous, and Siyovush, the owner, looked after us throughout our stay, offering advice and helping us with everything we needed. What’s more, on the day we left, he prepared a packed breakfast for us as we were leaving very early from Urgench Airport. 100% recommended

This was definitely our favorite place to stay in Uzbekistan. The location was perfect. Hotel has unique and traditional design. You won’t find this cozy atmosphere in bigger hotels! The bed was comfortable, and the room had everything we could need. We enjoyed the breakfast, there were many options to choose from, coffee was good too. The owner was very kind and open, we could have talked with him for a long time, but unfortunately we had to catch a train. We absolutely recommend this place!
