The very best location for walking in the old town. The young owner helped carry my heavy language. I was allowed to stay extra hours until I departed for the train. Very early morning getting out and very late night coming back were both supported. There are always hot water supplies as I like driving tea.

Great location right in the middle of the old town. Nice room and great hosts. She can also cook meals for you including Khiva specialties for about 50,000. Breakfast was included with the room and was a massive spread.

Location is excellent in the old town of Khiva. Family were very welcoming and breakfast was fresh and traditional. It was perfect for exploring and very clean.

Very nice people, perfect place in the center of the oldtown, nice apartment, good breakfast- everything was perfect!

The owner is kind and helpful. When I back sightseeing tiredly, he asked me to tea or coffee. Also, check out day, I should leave early morning, even though they prefer to breakfast and gave me some fruits. The room is tidying plugged, lamp and night table are bedside that useful.

Excellent location in the heart of the old city. You can walk everywhere from here. Our room was comfortable with a good bed. The host family was friendly. We did not speak each other's languages but got by with Google Translate. The breakfast spread was nice although some of it looks more like it is put there for decoration (like walnuts without a nutcracker). We were offered tea on different occasions which was a nice touch.

The room was very clean and comfortable. The breakfast was varied and delicious and their evening meals on offer (paying) are also delicious and excellent value! What makes this place amazing though is the beautiful welcoming, helpful and kind family! I recommend this place to anyone wanting a comfortable, authentic and enriching stay in Khiva!

“Lovely family-run home stay in the heart of Khiva”

This kind Khiva family opens their home to you, allowing you to get a better local experience than a hotel ever could. While we did not speak the languages of the other, we were well able to communicate with the help of translators and general kindness. Besides breakfast which each morning had different treats to offer, I ate every dinner here. I very much enjoyed the home cooked meals. The spacious guest rooms are brand new, very clean, and well taken care of. Internet worked well. The guesthouse is one or two rows in the back from the main walkway, making it a quiet and yet central location. Their son reliably drove me to the airport in Urgench for a very reasonable price. I can highly recommend this home stay.
