Fantastic family run hotel in the walled old city of Khiva. The rooms are spacious, comfy, big and modern, the rooftop terrace is breathtaking, perfect spot to enjoy sunset there! The brakfast is very good, there is a bit twist every day to ensure that it is interesting after few days still. We have asked for home made dinner if Shivit Oshi, whic was excellent, served at the rooftop terrace on a a reasonable price. The images has been made from the rooftop of the hotel, in real. “Not bad for short stay in the center of old Khiva.”

The hotel is in the center of the old city of Khiva. The rooms are spacious and clean. The staff is friendly and helpful. The breakfast is average. Nothing bad, nothing interesting.

“Nice B&B within Itchan Kala”

Great location within Itchan Kala. Quiet, clean and spacious room with A/C. Bed quite comfortable (after being in Uzbekistan for 2 weeks, we had our share of really hard beds, these ones were comfortable, firm with a soft first layer). Welcoming and devoted family. À la minute delicious breakfast. Would recommend the place.

“Family owned guest house with a breathtaking rooftop !”

A very cozy guest house managed by a family, that feels like it has been renovated recently. The family is very nice and accommodating to our numerous demands which we really appreciated. By far the best part of the guesthouse is their rooftop terrace, where they kindly accepted to serve their homemade breakfast one of the mornings (but I definitely think they should always serve it there as it is incredible, really). The room was clean and spacious. The location is perfect, within the medina and near the main square.

Family run, cosy hotel. It is placed in Itchan Kala, so you are in the heart of Khiva. Rooms are very clean, breakfast is very tasty. The staff is very polite.

This is a family run guesthouse that has got everything right: Clean, comfortable rooms, good facilities (great aircon and internet), fabulous breakfast, amazing central location in the old town, a roof terrace and bags of charm. But the best part of this property is the host family. I hurt my back whilst in Khiva. The care they provided for me was heartwarming. They accompanied me to a private clinic, provided transport, translation and helped administer medicine. I will be forever grateful. My opinion of the accomodation would be the same irrespective of this treatment. I highly recommend this property.
