-Localisation is perfect (next to the south gate, easily accessible by yandex) -very friendly family , the grandma makes the effort to talk to us every morning in her cute broken english .. she was lovely ! -breakfast was good and diverse , served in a shared space which allowed us to talk to other guests

Very friendly host. She's really helpful, allowed me to stay in my room after checkout, because my train wouldn't go until the afternoon. Breakfast is really lovely, made fresh every morning with local specialties. Good location, just a 5min walk outside the South gate.

We were welcomed by a sweet Babushka and were very happy with our rooms. WiFi was strong, breakfast was amazing, everything was very clean and location is immediately outside the South Gate of the inner city (free entrance!).

I wish I could give 20 stars instead of 10 - this place is AMAZING!! Lyuba and her mother are so kind and caring. They let me check in at 8am after a night flight and served me breakfast - and the breakfasts were such a highlight, enough that you don't need lunch! My room was cool in spite of the heat (didn't need the AC), with a window onto the lovingly tended garden outside. En suite bathrooms with hot water and toiletries and very quiet even though you're on a main road, and you're only 2 minutes walk outside the walled city. I love this place and can't wait to return!

Coolest grandma in Uzbekistan! She could also speak English so it was very easy to communicate. Very kind and welcoming. Offered us fresh bread and tea. Breakfast was HUGE and delicious. Definitely recommend. Room comfortable and bathroom clean.

Really great place to stay in Khiva, it’s a private owned guest house where you are warmly greeted by the owners and taken real good care of. They will make you a hearty breakfast in the morning to start your day exploring the old city which is just around the corner.
