Good sized room, clean, comfortable, great location

“Gorgeous Uzbek hospitality and homestay!”

The family who run this guest house have such warm hospitality, are so friendly, welcoming, accommodating, and everything you could wish for in hosts. We were so glad to stay here on our first night in Uzbekistan. They even let us check in at 8:30am, we had communicated our flight time earlier, for a small extra fee. The window has a brilliant view over the roof tops and the location is perfect. Could not recommend highly enough.

We had a lovely stay in Fayz Guest House in the heart of the Old Town. We felt at home, the room was comfortable and we had a room looking out over the Old Town. I think it must have been the best view in Khiva! Breakfast was beautifully served, varied and was very tasty.

The room is clean and comfortable with the significant sight outside the window. The breakfast is rich and delicious. I enjoyed the full trip of itchan kala these days!!!

“Great location to explore Khiva old city”

We stayed here in April and really enjoyed the location—it was excellent. The room was spacious and comfortable, and the hosts were a lovely family who made us feel welcome. While a few things could use an update, everything was perfectly fine for a short stay.

“Good B & B inside the old city, easy to locate.”

Inside the old city from the south gate, within walking distance 5-10 mins you all major sites. Breakfast is basic but very good. Free instant coffee and bottled water. Host speaks very little English. Communicate through Google translate app.

Fayz Guest House is located behind the Caravan guesthouse which is signposted, so follow signs if lost to get to Fayz. The family is very nice & we communicated using google translator, so no problem. Apart from a slightly hard bed, all was good. Breakfast was plentiful. I had forgotten to mention that I don’t eat meat but we sorted it via translator. Highly recommend Fayz for a peaceful stay.

Good location, very comfortable bed. The room has a table, a couple of chairs, lamps near the bed. Good breakfast. Room is quiet and warm. The host doesn't speak english or russian but with google translate there wasn't any problem. Be careful, there is tourist fee 9$ per room (everywhere in RUz) plus to room price.

A lovely, friendly homestay-style guesthouse. Fantastic location inside Ichan Kala with stunning views of minarets and domes as soon as you step outside the door. It's in a quieter, more residential part of the Ichan Kala which I imagine would be an advantage in high season when it's busier. Lots of restaurants within about 2-10 minutes walk and a handy little supermarket just around the corner for all the essentials. I was here in January so a lot of the restaurants were closed but there were two really good options open within a few minutes' walk - Teahouse Mirza Boshi and Terassa Restaurant. I highly recommend coming here in winter - it's really magical being able to visit such an incredible place with few other tourists about. But I'm sure it would be a wonderful place to visit at any time of year. Back to the guesthouse - my room was really comfortable and the temperature was always just right. It was a lovely cosy place to come back to when it was freezing outside, but not overheated as I've experienced in some places. The hosts are lovely and really looked after me - frequently checking if there was anything I needed. The breakfast was superb and very generous - eggs, fruit, bread, nuts, cheese, meat, bread... a real feast. And I really appreciated that there was a tea/coffee maker in the central common area. Overall, fantastic hospitality and highly recommended!

Perfect location inside the walls, surrounding the old town.All the places, worth seeing, were within easy reach.The room was clean, well equipped and comfortable.Home made rich breakfast. We also had the opportunity to order dinner (extra paid), prepared by our host, who is a perfect cook. It was the best place where we stayed in Uzbekistan, mainly because of the friendly atmosphere with the host family. We met their children. 10 months old Muslim stole our hearts.

The guesthouse was chosen by its placement in the Inner City of Khiva and it is breathtaking itself to live in the center of the ancient settlement. The guesthouse owner was highly hospitable and helpful.

the guest house is inside the Icahn Kala ancient city and good thing is that if you stay here you are already inside the most attractive spots and you don’t need to buy additional ticket to enter. We had great stay at Fayz Guest House. the host lady is extremely kind and helpful. she even came out of the gate to receive us and made sure we had smooth entry as the GH is inside. she also helped us book our taxi early in the morning which was super cheap. We had great home made breakfast by the host and always trying to help us for our further plans. the washroom and rooms were super clean! it was my best stay so far among all the places I have stayed in Uzbekistan. highly recommended

“Very welcoming place”

Very welcoming family, great breakfasts. Alisher helped me with taxis and organising 6 hour trip to see the castles in Karakalpakstan. Room had everything necessary for a short stay (3 days in my case). Hosts are always eager to help with everything you might need. If you are lucky enough, you will see the adorable house cat (be careful, she was pregnant during my stay) )))
