Sharing communal space with the owner's family provided a truly unique experience, possibly exclusive to Khiva. The breakfast offered was outstanding, and the location provided unparalleled accessibility to the city center.

The two brothers who run this place are incredibly kind and always ready to help and offer excellent advices. I love this place. The house is beautiful, the terrace has a breathtaking view, the room is nice and spotlessly clean, and the breakfast has always been delicious. I took the excursion to the desert fortress and loved it. Thank you for all your help. This is the perfect place to stay in beautiful Khiva 😊😊

Fabulous location and the hosts were really nice and helpful throughout our stay! Basic stay but very good value for money too and great breakfast! Highly recommend if you are visiting Khiva.

Lovely family who take care of their guests like their friends, beautiful experience. They allowed me to use their kitchen because of my food allergy problems whenever I needed it. If I ever come to Khiva again, I will stay at this place. Btw, the location and the terrace is fantastic

“Great choice for Khiva - top location”

Location was absolutely stunning, just in the middle of old town, which enabled you easily to escape heat or tourists anytime and continue tour once you wanted to. Beds very comfortable, AC working, breakfast taste, manager helpful. Parking possible outside old town or inside in front of house if needed (but not necessary)

“Great place to stay inside Itchan Qala”

The location was inside Itchan Qala and that made it very convenient to see the place. But more importantly, the family that manages the place is extremely warm and welcoming. They made our stay very comfortable. The room we stayed in was of adequate size. The bathrooms were clean. On the whole we had a wonderful stay.

I loved this hotel. It’s a family-run business set in a traditional house, with a rooftop offering breathtaking views (see photos attached). My room and bathroom were spacious, very clean, and the bed was comfortable. The staff were very friendly and helpful, they organized an excursion at a very good price and also offer transfers to the airport in Urgench. I highly recommend this place when visiting Khiva.

Amazing location in Ichan Kala, a very easy walk to the sights. Very big and comfy bed. Rooftop for sunsets. Lovely breakfasts. Nice family running the hotel.

Very comfortable bed

A cozy, authentic hotel in the very heart of the Itchan Kala fortress. This is a family-run hotel, and the hosts are incredibly hospitable and kind - they showed us everything and were ready to help with absolutely any questions. The hotel has a rooftop terrace with a magnificent view of the fortress and the surrounding area - it’s especially stunning there at sunrise and sunset. Highly recommended!

We changed our itinerary and they totally understood our reasons for doing so and went out of their way to facilitate the changes. The breakfasts were top quality and served by the wives, a real family affair.

Loved staying at this family-run guest house located within the walls of the old town of Khiva. The owner was very friendly and arranged a smooth pick up for us from Urgench airport. He was also able to get us a deal for a tour of the desert fortresses, with private transfer to Bukhara afterwards, which was almost twice cheaper than what I had found on my own online (and also ran very smoothly) so I highly recommend to book your tours in the region through them! The location is fantastic, within a short walk of all the main Khiva attractions. The breakfast was also excellent and diverse, with bread, jam, cheese, eggs, fruits, everything you could want. The view from their top terrace is top notch, as advertised. The common areas and the room are nicely decorated with traditional textiles/embroideries/carpets that we were told are made also by the host family. I would not stay anywhere else if I ever went back to Khiva!

Amazing location within the old city walls, next to all main monuments and to one of the best laces to eat - Terrace restaurant . Overall fantastic experience.

Lovely terrace, very nice and helpful brothers, you can book diner - that’s a great experience on the top of the city. There is water and tea at any time.

Property has the highest rooftop deck in the area, offering view of sunset, sunrise and Itchan Kala monuments. Hosts are very friendly and breakfast was pretty good.
