“A beautiful and secluded stay”
This is a beautiful small hotel, set in a secluded valley surrounded by a tea plantation. What a perfect stopover after a long flight and our only regret was not staying longer. Everything about Rosyth is personal and nothing is too much trouble. The food was simply delicious and we much enjoyed our estate walk and visit to the tea factory. We loved our stay.

“A memorable, beautiful stay.”
We spent 3 nights, just relaxing, doing yoga, eating really well, enjoying cooking classes, estate walks and a thorough introduction to their tea plantation. The owner couple is really friendly, the staff are very attentive, the food is amazing and the property is absolutely gorgeous, nestled on a hill side, in the jungle, surrounded by birds and daily greetings with monkeys passing by.

“Absolutely stunning, comfortable and fascinating.”
Wow, what a stunning place. Beautifully presented and incredibly peaceful, our family room was divine; the food really was delicious and the staff were beyond helpful. The morning yoga was as heavenly and zen as the foot massage on arrival. We had a truly fascinating time touring the tea plantation with Isuru (he’s absolutely amazing) and stayed and chatted to the tea pickers for hours. Totally wonderful.

“Beautiful boutique hotel on tea estate.”
This is a beautiful boutique hotel run by a lovely couple. The staff are so welcoming and friendly. Pasan was so knowledgeable and kind. All of the staff were a delight with our children. The food was delicious, amazing curry and rice and dahl! And the breakfast was a great variety. We had the opportunity to have a tour around the estate and also see the tea factory where they sort the leaves. Really enjoyed the experience.

“A very calm and peaceful pace to stay, a home from home”
Highly recommend it, all the staff were incredible and made us feel at ease. The food was great every night, amazing local flavours and ingredients. We travelled with our 2 children and the staff were so friendly with them they were best friends after a few days!

“Relaxing, great food and staff”
The hotel is in a stunning location and the staff were very attentive. The food was delicious and everyday a different Sri Lanka meal. The hotel has still a lot of the original furniture and old colonial feeling.

Rosyth Estate is a wonderful little hotel in the middle of nowhere. The team was extremely welcoming and did go above and beyond, even though we only stayed there for one night. Special kudos to the best chicken curry we had ever!

“A brilliant stay!”
We had a brilliant 3 days at Roysth Estate! It was the last leg on our 2 week trip with out 18 month old around Sri Lanka and certainly the highlight! So many thoughtful details such as a baby monitor set up in our room and placing us close to the action so we could allow Arthur to nap whilst we were by the pool! The food was insanely good and the tea factory tour was fascinating! The staff were all so accommodating and delightful with out son. He was so well looked after and became a huge fan of hoppers and roti! Neil and Farzana were fabulous hosts and made you feel at home instantly- when we arrived it felt more like arriving to a family party than a hotel! The rooms were lovely and the whole hotel has been decorated in such a thoughtful and tasteful manner. The spa was also brilliant- the complimentary foot massage on arrival was very welcome after a long drive! Would highly recommend to anyone, especially as its only just over 2 hours from the airport so makes an ideal place to get over jetlag or top off a trip!

“A perfect place to stay and especially good for your first few nights after a long haul flight .”
Idyllic and peaceful location on the Rosyth tea estate . The breakfast and dinners were exceptional and the staff were extremely helpful and friendly. We were delighted to get a room upgrade without requesting this . The staff organised drivers and excursions . We really enjoyed the walk through the tea estate with the ecologist who was very informative about the local flora and wildlife.

Amazing and friendly service, the most delicious food, beautiful, quite, loved yoga in the morning, fab massage. All an amazing 1st night is Sri Lanka and amazing antidote to a long plane journey.

Family Room
This family room has air conditioning. The Cardamom double room is accessed directly from the living room of the main house and has a king-size double bed. This large room has space for an additional single bed. The patio doors open up onto a private lobby which connects with the Palm room. The Palm room is perfect for children or can be configured as a private air-conditioned sitting room with views of the front lawn. The Lobby has further patio doors onto the front veranda. When booked for a family, it provides a cost-effective family option with two bedrooms which interconnect and share Cardamom’s bathroom. If the other classic rooms are booked, we may be able to offer Cardamom only as a classic King room.
Deluxe Double Room
This double room features air conditioning. Adjacent to the main house and accessed by its own entrance from the rear courtyard. The room has a super king-size four-poster bed, a large open plan shower room with double wash basins. A curtain gives the privacy from the bathroom. The room has a door accessing a private garden terrace above the pool, shaded by bougainvillea. This room is suitable for a person in a wheelchair travelling with a career. Deluxe Double Room
This double room features a private entrance, tumble dryer and air conditioning. This room is the upper part of the duplex unit, located at the Pool Garden Terrace level. With a super king-size four-poster bed, the day bed can also be made up into an additional bed. The room opens up onto a private balcony with uninterrupted views over the estate’s lush vegetation towards the rubber fields at the rear of the property. The bathroom has a walk-in shower and double washbasins, and has a curtain to give privacy from the bedroom.
Double Room
This double room has air conditioning. This double room is accessed from the rear courtyard; this room has a king-size double bed and a large open plan shower room. The large windows to the rear overlook a garden and pond. The bathroom and bedroom are separated by a curtain. This is our smallest entry level room. No additional beds can be added.
Deluxe Double or Twin Room
This twin/double room has air conditioning. Situated at the Lower Garden Terrance one level below the pool terrace, this is the lower room of an interconnecting duplex unit, with its own ground level entrance. The bed has two mattresses which can be made up as twin with adjacent single mattresses or as a super king. The sofa bed can be turned into 2 further single beds. In addition to an inside shower room, with double wash basins, there is an outside shower in the private walled garden area. This room may not be suitable for those with walking difficulties. Lime & Coconut interconnect via an internal staircase.
Double or Twin Room with Extra Bed
This twin/double room features air conditioning. This larger room is accessed from the living room of the main house; this room has twin single beds, which can also be configured as a super king-size double bed. The room has a day bed which can be made into a single bed suitable for a child under 12 and has ample room to also accommodate an additional child bed or cot.
Suite with Balcony
This suite features a balcony, air conditioning and iPod dock. This junior suite extends over 45 square meters and is accessed by its own front door. When sold with the Rock Suite it interconnects through the living room. The large bedroom is furnished with colonial style furniture including an imposing antique four poster king size bed, plus a day bed. The panoramic full width windows open up on to a raised terrace with uninterrupted views over the valley. The large bathroom has double wash basins and a rainfall shower. The suite includes a small mini-bar, complimentary soft drinks, coffee and tea making facilities and an Nespresso machine & blue tooth speaker for your convenience.
Suite with Balcony
This suite features a balcony, sofa and minibar. Situated on the upper floor, this is the larger of the two suites accessed by an internal staircase opening up into a small sitting room with a day bed. The bedroom is accessed through double doors from the sitting area & has a four poster bed. Folding patio doors open up on to large outdoor terrace / living area with views to the front elevation. This room is not be suitable for those with walking difficulties. The suite includes a small mini-bar, complimentary soft drinks, coffee and tea making facilities and an Nespresso machine & blue tooth speaker for your convenience.
Suite with Private Pool
This suite has a balcony, satellite TV and microwave. This one-bedroom suite enjoys exclusive use of the central living room, plunge pool and sun deck plus the master bedroom and extends over 125 square meters. The imposing central living room has panoramic windows overlooking the infinity plunge pool. This Living, dining space easily accommodates 6 persons. The kitchenette within the room includes a sink, fridge / minibar, microwave, complimentary soft drinks, tea & coffee making facilities including an Nespresso machine. A TV with limited satellite channels and a Bose sound bar are provided for entertainment. A small guest toilet is accessed from the living room. Stairs rise to reach the Mezzanine area which is furnished with a futon sofa bed, desk and a relaxation space with panoramic views of the surrounding hills. A computer is available for accessing the internet. This space is perfect for families looking for a third sleeping space within the villa. Whilst not a separate room, blackout blinds within the living room make this a flexible sleeping space. The master bedroom has panoramic windows which slide open onto a raised terrace. Furnished with colonial style furniture, the room includes a super-king size four poster bed. A sliding door accesses the dressing area which opens up into the bathroom with double wash basins, separate shower and the only room on property with a bathtub. A door to the outside leads to a double outdoor shower located in a raised private courtyard, open to the sky.
Suite with Terrace
This suite has a private entrance, mountain view and minibar. Located on the lower floor, accessed from the entrance lobby, this suite has twin beds which can also be configured as a super king double bed. Folding patio doors open up on to large enclosed outdoor terrace / living area with views to the front elevation & with steps down on to a private outdoor garden area. This room is not suitable for those with walking difficulties. The suite includes a small mini-bar, complimentary soft drinks, coffee and tea making facilities and an Nespresso machine & blue tooth speaker for your convenience.
