We booked this guest house mainly because the listing mentioned a private bathroom, private balcony, AC room, and cooking facilities. Unfortunately, most of these details were inaccurate. The room we selected clearly mentioned a private bathroom, but when we arrived, there was no private bathroom. We had to change the room and make an additional payment to get a room with a bathroom. The listing also mentioned a private balcony, but it was actually a common balcony accessible to everyone. We specifically chose this place because we wanted to cook our own meals. However, the kitchen was common, and we were later told not to use the kitchen because we were informed that other guests might complain if we continued using it. There was also no sink inside the kitchen — we had to go outside to use the sink, which was very inconvenient. The cleanliness of the room was also disappointing. The room was not properly cleaned, and there were still old items left in the cupboards from previous guests. During our stay, the hot water shower did not work properly in the mornings. The AC was not functioning well and leaked water when turned on. The bed was uncomfortable as well. It felt like the owner was only concerned about taking the payment rather than ensuring guest comfort. Before booking, I strongly recommend confirming all facilities and room details clearly. Our experience was very disappointing.

Very friendly and helpful owners. Property is up a short incline and is positioned with a lovely view over the river. Good size terrace which overlooks it. Large communal area with basic cooking facilities, fridge, Sofas, tables etc. Room was a good size, clean, bright, comfortable. Lots of local food options but as kandy is a little busy, I ordered delivery and enjoyed we the terrace view.

The location is excellent - very well-situated in Peradeniya with easy access to nearby attractions and everything you might need. The views from the property are absolutely stunning, particularly from the outdoor balcony/terrace, which also has a spacious seating area perfect for family meals. The room I stayed in (double room) was comfortable, and the entire space felt open and inviting. The hosts were exceptional - incredibly kind-hearted, welcoming, and extremely helpful, which really made the stay even more special.

Facilities are little bit ok. I asked twice about the bathroom before I came and the son of host said it is private. But, it is not an attached bathroom and I had to come out again and again for my needs.

This was a perfect place for our stopover with magnificent views of the hills from the veranda. Easy to get a tuk tuk to see the sights with plenty on your doorstep but away from the noise of town. Hosts were very helpful with everything we needed

So this is a family owned house, the family lives on the ground floor and the top floor has rooms, a common living room, a kitchen with good amenities (fridge, kettle, cutlery, induction stove) as well as a common balcony with the most gorgeous view of the river and valley. The owners are super sweet, and lovely people who ensured our stay was as comfortable as possible. It is definitely great value for money, and the location is such that hardly a 10 minute walk from grocery stores and the hustle and bustle of the main road, all while still being in a serene location with the peace and quiet of the mountains. 100% recommended for stay, the rooms are good, clean and the bathrooms are also nice so overall good value for money.

The balcony view is exceptionally beautiful. It's a shared area and it's situated just outside of the main shared area indoors which includes cooking facilities, a fridge and a dining table, as well as a sofa area. It's super clean, organised and simple. We loved it here, and loved the kind and friendly hosts who always had a big smile on their faces and let us play in their garden downstairs. Bathroom facilities are shared but was always available for us to use and was clean and had a lock. Room had both ceiling fan and portable floor fan with powerful settings. Short walk from amenities in town including restaurants, supermarket, ATM and buses. No problem at all, really happy with our stay
