The view from the property especially in the morning is mind blowing. It's a small property and I could see they are still expanding the property. So I am not expecting a lot of facilities or amenities.

Lovely place, I'd imagine gorgeous in the warmer months, but heating good also for colder. Near tatev and Shaki waterfalls. Breakfast was incredibly good and generous. Staff were kind. Clean.

“Cozy cottages”

Very nice and amazing location. We enjoyed the stay in our cosy house. Except a missing pot or pan to cook (we got one from the restaurant than) and dish washing cloth the house was very well equipped. I loved the slippers and the bathrobe. One can eat either at the restaurant and they bring everything over to your house for private dinning.

Nice place to be and visit places nearby in the south of Armenia i.e. Sjunik region like Tatev, Shaki Waterfall, Goris, Stonehenge, … The houses are cute and cozy, everything is clean. The staff is very friendly and welcoming. The breakfast is included and there is a rich selection of Armenian type breakfast. The dinner is on a very good restaurant niveau and it is very tasty again with typical Armenian dishes from the region.

Beautiful and comfortable cottages in amazing nature, close to Goris and Tatev. Friendly staff, serving nice buffet breakfast and food at night too. We staid 4 nights ehich allowed us to unwind.

“A great stay in Sjoenik region; pure nature and authentik!”

Pure nature in Sjoenik region, very near Tatev monastery and Wings of Tatev. Host Diane was very friendly and recommended a great excursion to the singing bridge in Khndzoresk. Food was freshly made 👌

I had such a lovely stay at this hotel — everything felt cozy, clean, and welcoming from the very beginning. The room was spotless, the bed linens were so fresh and neatly pressed, it felt like sleeping at home — or even better! The staff were incredibly kind and polite, always smiling and ready to help. You could really feel that they care about their guests, and that made the atmosphere very warm and relaxed. They thought of every little detail — from soft towels to all the essentials you might need for a comfortable stay. It’s clear that the team puts a lot of love and attention into what they do. But what truly stole my heart was the breakfast. It was absolutely magical — fresh, delicious, beautifully served, and clearly prepared with care. It wasn’t just a meal, it felt like a warm start to the day, almost like someone cooked it just for you.

The accomodation was great, dinner outstanding.

The breakfast was fantastic, and the shakshuka surpassed everything we tried in Yerevan. Fresh vegetables and pastries were always served with breakfast, and once there were pancakes. A special thanks for the check-in – we arrived after midnight, but we were still greeted with the keys. We also appreciated that in the evening, simple meals could be ordered in the same dining area where breakfast is served. The location is remote from large villages but incredibly beautiful, nestled near a hill and a pine forest. And also it's a really pet friendly place.

It was one of the best stays ever. David's architectural brilliance and Diana's hospitality!!!!... Would really visit again. The two bedroom cottage was too good to stay for the family and we really enjoyed it a lot. Thank you, Diana n David.

“Peaceful stay in a convenient location in Southern Armenia.”

Great spot within easy driving distance to most of the main sightseeing attractions of this area of Southern Armenia. The hosts are wonderful and so very helpful. They provided us with help on suggestions as to what to see in the area and what to avoid (such as areas of roadwork). The huts are modern and have all we needed for our stay. Breakfast was good. The location is peaceful country setting away from the main area of the town. We really enjoyed our stay and rated it a 10 all round.
