Excellent guesthouse. Lovely hosts. Great location.

We have been traveling for 5 months and this place was one of the best we stayed in: everything is well thought, super clean, beautifully decorated. The owner was also very helpful. We had a great time there. Only the shared bathroom could be bigger.

“Stylish accommodation in a quiet area with cozy common areas”

Last minute booking turned out to be an excllent pick: Very cozy place with interior design that puts the mind at ease. Bedroom was minimalist with a nice dresser. The area is very quiet, so I slept extremely well and woke up with the morning sun. The kitchen was well equipped with a surprising selection of herbs & spices, tea & coffee. The shared bathrooms were sparkling clean and had natural personal care products. Location is convenient and an easy walk to the train station and several supermarkets. The kitchen and the living room gave the opportunity to meet other guests. There is also a bar in the cellar. The host was super helpful and gave me lots of tips what to visit, where to eat and organised my shuttle back to Yerevan. I only stayed one night and hope I will stay next time I come to Gyumri.

“Second winter at Kotun”

Sublime! I stayed at Kotun in January of 2025, and decided to return in February of 2026. Each time, I looked for something different: a quiet place to reflect in solitude, a cozy home to rest after exploring the city, a place to share good moments with other travelers — and hosts, who are amazing... Each time, this versatile place offered me exactly what I was looking for. With regard to practical aspects, cleanliness is exceptional and interior design is really tasteful; laundry service is available for a symbolic fee, and there's fully equipped, pristine kitchen. The location is excellent, and the city defintely worth visiting!

“A cozy home in Gyumri”

What a gem of a place. Very cozy, comfortable, neat and clean. Well equipped kitchen, comfortable bed, the best I had in more than a month...The rooms are so thoughtfully designed and equipped, it felt like home. There was so much attention to detail, every small thing that a traveller might need was there - basic cooking ingredients, enough vessels, fruits, cookies, repair kit, empty bags, repair tools...There was a place to barbecue, sit outside to have a drink... However in winter there was a nice fireplace inside. The house even had a wine cellar and a ping pong room. The best was the attitude. Nicolai reached out to me on WhatsApp inquiring about my reaching time, so that he could be there when I reached. Really touched by the hospitality.

Beautiful place, cozy, welcoming, with everything you could need. I felt super relaxed and also very inspired to work. Much space, kitchen, very hot shower.. everything very good!

Friendly and warm welcome

The kitchens were clean, well equipped and had a few extras like coffee and tea. The common areas are spacious and great for meeting other guests. There was lots of outside space and a great basement with table tennis. Everything was so clean! Best of all were the staff - Nikolai was really welcoming, knowledgeable and helpful.

Well above any expectations. The administrator was nice and very professional. Hope to be able to stay there again next time in Gyumri

The guest house is well managed and very attractively decorated. It is also centrally located. My bed was very comfortable and the shared shower room is clean and functions well. WiFi is reliable.

Very stylish and comfortable private room. Everything was very clean. Good and modern equipment. Beautiful terrace. Perfect location (in a quiet area, walking distance (about 10 minutes) to the center.

Great place a few minutes walk from the centre. Clean and spacious room. Lots of facilities both in the room and in the common parts. A fully equipped kitchen at your disposal with lots of freebies. Games room, playstation, basketball court ,cellar and veranda. The host, Nicolai is very friendly and helpful. He will be there to attend all your needs.
