“Illegal Charges and Manipulation of Reviews by the Host”
Didn’t like · My experience at this accommodation was very disappointing. From the beginning, there were attempts to charge me additional amounts that were never previously agreed upon, including meals I never requested and that were simply left on the table. The only dinner I actually ordered was paid for along with the early check-in and a laundry service, so I did not owe any additional payment. Later on, the host added “tax” charges to those services without providing any invoice or receipt to justify them, and even demanded that I pay an additional 8% if I wanted her to issue a receipt for those taxes. This is not only inappropriate but also illegal under Canadian regulations. Additionally, the host tried to charge me for an “early check-out”, which is illegal, since guests have the right to leave the accommodation before the official check-out time without being charged extra, as long as they don’t break the contract or cause any damage to the property. There is no legal basis or Booking policy that allows this kind of charge. She also attempted to make charges without my explicit consent, which goes against the platform’s policies. Upon my departure, she told me that she would not charge me for the “early check-out” if I left her a positive review on social media, which is a clear case of review manipulation. I have also seen that other guests have reported similar behavior from this host, which reinforces the need to carefully review this case. I am attaching the conversation history from the Booking chat, where all of these events are clearly documented. In conclusion, I do not recommend this accommodation. I kindly request that Booking thoroughly review this situation, as there were irregular and illegal practices both in the charges and in the overall management of the stay. To future guests: you will find this note on the fridge it has already been updated by the host.

Good location, good breakfast, and Maria is a great host. The room was comfortable and clean. The bathroom has a great shower. Washer and dryer were conveniently on site.

Check in and out time was not mentioned at the time of booking also they asked me CAD 100 deposit for room key which was above the listed price. Check in was later emailed me to be at 4 pm and then later during the stay told me check out time 10.00 am. They charged me CAD 10 for leaving at 10.20 am.

I am writing this in revelance to the exceptional price I paid for this AIRBNB. I was looking for a clean, comfortable, safe place to stay during a week long visit to Guelph and this did not disappoint. I was worried as my hours of arrival and departure were a bit unconventional. I corresponded through emails via Booking.com and the proprietress was extremely efficient. Also worth mentioning was how quiet it was. There is a bus stop right around the corner and a Tim Hortons nearby as well as restaurants. Very pleased and would stay again.
