Beautiful and well kept small resort perched high in the hills, the resort offers panoramic views of the valley. You are completely surrounded by nature. we did a last minute booking that totally surprised us for the quality as breathtaking location.

“Unique stay in Italy's countryside”
Amazing location and amazing staff, rooms were very comfortable, we had one of our best stay. Dinner is served in a church with amazing history and food and wine were superb. Nothing negative to say about the structure nor about the personal.

The room (suite) was spacious, the bed was large and comfortable, the grounds are lovely with fantastic views on the surrounding hills, breakfast was very good, with a large variation of products and a lovely location, staff were very pleasant and responsive to all our requests. The restaurant is located in a lovely space and offers a creative menu.

There has been comments before about difficult road, location etc, but you have to take into account to get those beautiful views and quiet location you want means you have to drive up to the hill in Umbria’s countryside. You will choose this place because all of that! And staff is warm and helpful and you really can rest there.

The resort is wonderful. Our apartment had amazing views from the windows and a little private garden to enjoy them. The main villa and structures are stunning and very well maintained. The stuff is kind and always available. The restaurant on site is a plus!

Where could I start, we happened to book Nikis by chance as it had a great view and a pool. We really lucked out! The team were super accommodating, arranging anything we needed. The food was exceptional and the view was spectacular! Comfy beds, great wine, great people and dog friendly too! We were so impressed with the whole experience we have now decided to hold our wedding at Nikis next year!
