No breakfast included and not expected. The owners live on the site and were extremely helpful and very charming. The location was very rural but within 10 minutes of the village. Rural locations are in the tradition of Gites, but clearly would not suit everybody. However in our long experience (50years of travelling) rural France like many parts of Europe, can look rather sad due to parts of villages being abandoned. We live in Ireland and the same thing is happening here. Back to the property. The standard of conversion and fittings was excellent. This is not the cheapest rental but as they say you get what you pay for.
