Avoid at all costs. Booked via Booking.com, on arrival staff advised that they do not accept bookings via booking.com, although clearly advertising. Took money paid through booking.com. Cancelled booking for booking through booking.com. Did not refund money. Should not take three days plus for refund. Some Staff are drunk on duty. Some staff become argumentative and nonsensical. Customer service is unacceptable

Excellent service really good comfortable bed nice breakfast inthe morning, great view , not far from all amenities great spot whether you want to stay one night or more l highly rate this place.

We stay every time we come to Dunedin. It would be good if you had some kind of loyalty program. We love the location, the pool hall downstairs too.

Great location, very quiet during the night, obviously enforced during the night. Kitchen was ok.

I like that it was right in town withnpaid parking next door and free parking nearby. Free breakfast and private rooms available.

There was definitely nothing to like about the place at all as owner very rude and disrespectful

The en-suite double bedrooms were really good. Just like a normal hotel with all the amenities, its location was exceptional, super close to the city centre. Especially for the value, it’s awesome if you’re on a budget. Staff were super friendly too, I didn’t get the Argentinian lady who met us for check-in and check-out but she was really nice and even helped us store luggage before check-in and after check-out.

Location Bed was super comfortable The lady who was cleaning, who’s Meeting a couple of people who were playing pool!

The location and the clientele are generally quiet and respectful. I’ve stayed numerous times here and the standard remains the same. The staff are always helpful.

Excellent position in centre city. Good atmosphere in attached pool hall and bar. Reasonably quiet at night.

The location is amazing and I loved that there is outdoor space. I liked the kitchen and living space combination
