Room was clean, staff was friendly, pool was clean and refreshing. Love the location....close to the main strip, so easy to pop in and rest or grab snacks, but private enough that you can relax when you're ready to wind down.

At 5am they came to get the big dumpster trash with the big truck with lights flashing. It was very LOUD! The lights and noise woke me up. That dropped the rating down some. I would have like to had a microwave in the room. That was all. There’s no microwaves available in the night hours.

Breakfast was basic, but very good. Room was older, but clean and generally comfortable. No problems with our stay.

12 oaks has an open smoking policy. People right outside our room smoking drugs and cigarettes until midnight. We have been frequently staying at 12 Oaks over the past few years. The smoking has gotten WAY out of hand at this property. Other hotels close by have adopted a nonsmoking on property rule. We’ve stated at those properties and never had any issues. Until 12 oaks is adopting a Nonsmoking policy, we unfortunately won’t be able to stay with our 3 kids. So so very unfortunate for families. Talked with an owner at the desk upon checkout, I’m under the impression if rooms are filled, owners don’t have a need to change… Also. Breakfast staff is amazing and so very kind to our little family. We will miss her until a change occurs.. Thank You.

We really enjoyed the free room upgrade, those are always nice. The room met our needs plus some. Very spacious and adequate for our party. Breakfast is always good. And the staff is always very polite.
