“Perfect place to rest and relax with fantastic Sri Lankan welcome”
The villa was the perfect place for us to rest and relax after 2 weeks of touring Sri Lanka. The owner was fabulous, providing us with the most delicious Sri Lankan breakfasts and a wonderful welcome. The villa is very comfortable, the little pool was excellent, it was so much fun watching the monkeys in the trees (as well as in the garden stealing the mangoes) from the sun lounger. The kitchen is brilliantly equipped and we cooked a few times while there. The beach is a 3 minute walk and completely deserted, you can hear the waves from the garden at the villa. There is a supermarket and shop within walking distance, Hikkadua was a 30 minute tuk tuk drive, but the local beach was much nicer! We had the number of a tuk tuk driver who took us to different beaches, supermarkets, restaurants and a turtle sanctuary and we didn’t miss not having a car. All in all the villa was the perfect place to rest and relax and be made to feel completely at home. We can’t recommend it more highly.

“The perfect reset.”
From the moment our small family set foot in Villa tropical oasis, we knew we had made the right decision. Balapatiya is a small step away from heavy tourist spots, so if you enjoy being immersed in Sri Lankan community and culture, this area is a perfect. The home itself is fantastic. Quiet, beautiful and secluded, with a full kitchen, washing machine, private swimming pool and is located within a short walk to the main road which has everything you need. We bought a whole snapper from the local fish monger and cooked it on the coals on the small bbq provided. There’s and wine shop and grocer super close too. The hosts were amazing, generous and helpful. Staying at Tropical Villa Oasis proved to be the perfect reset on our trip. We can’t recommend it enough and if fortune has it, would definitely return. Thank you. 😊🙏

We loved everything there, we were so lucky to find that place while our stay in Sri Lanka was extended because of the Middle East conflict. Mendis and Theja were so nice with us, always willing to help us. I wish we could have stayed longer over there 😍. That's probably the best place we stayed in Sri Lanka.

“Tropical paradise”
This will be a long review because I have so many impressions to share. This is a stunning villa located very close to a beautiful, secluded beach. You’ll have a huge house all to yourself, several patios, a swimming pool, and a garden with various trees. The villa has two bedrooms, both with air conditioning and large comfortable beds, two separate bathrooms, a dining room, a huge kitchen, and a guest area. It’s hard for me to estimate the square footage, but you will definitely be surprised by the size. The kitchen is equipped with everything you need for cooking: plenty of appliances and a drinking water cooler. You can cook anything you want. There are lots of dishes, wine glasses, bowls, ladles - absolutely everything is there. The Wi-Fi works perfectly. There is always hot water thanks to the heater, and there is also a TV, though I never even turned it on. In the evenings, it’s lovely to have dinner on the patio, but don’t forget the mosquito coils - they were very helpful. The pool is excellent, perfect for a refreshing swim. For children, there are life jackets, boards, and a swim ring. There are also two sunbeds and a hammock stretched between the palms. The garden is full of life with many different trees and birds; in the mornings, you can even see a family of monkeys in the neighboring trees. You can hear the ocean, and it was a huge pleasure for me to open the window early in the morning and listen to nature. By the way, there is a high-quality mosquito net over the bed. The location is great - close to FoodCity, a wine store with local prices, and the beach. Google Maps will easily guide you the first time, and after that, the way becomes simple. I often found myself swimming completely alone on the beach; it’s that uncrowded. At the end of the beach, there are large picturesque rocks, perfect for photos. Also nearby is a beach with sunbeds and service (near the Shinagawa Hotel), reachable by tuk-tuk or on foot along the shore.

“recommended for families with children!”
The accommodation was in a quiet area. Beautifully maintained garden with a pool, outdoor seating. Sometimes a monkey would wander around :-). Clean pool that they always looked after. Fully equipped kitchen. Two perfect bedrooms with air conditioning. Living room with a couch. The hostess was absolutely perfect. She prepared excellent breakfasts for us. The local recommendations for the tuk tuk man were spot on. He always had time for us! Kind and smiling. He gave us recommendations for trips and restaurants. A few meters from the house there is an amazing long beach and beautiful views. Shops within walking distance. We enjoyed our holiday absolutely perfectly.

“Peaceful stay, great place to recharge”
Hosts are super communicative and responsive Property itself is super comfortable, we cocooned ourselves here for a few days to recharge Breakfast was great and there is a supermarket 200m up the road for honestly anything you want

A comfortable villa located in a quiet village away from the crowded tourist hotels. A gorgeous, secluded beach with soft sand and palm trees is just 50 meters away. This beautifully appointed villa features a huge, fully equipped kitchen and a cozy living room. It also features two comfortable bedrooms and two separate bathrooms. The grounds are beautifully landscaped with fruit trees, seating areas, and a barbecue. The beautiful pool was specially cleaned at our request, for which we extend a special thanks to the villa owner. The villa is a 15-minute drive from Hikkaduwa's turtle beach. Keel's supermarket and an excellent seafood restaurant are a 5-minute drive away. I recommend this option for those seeking a secluded, comfortable getaway in the wild. I especially want to thank the villa owner for his responsiveness to all our requests.

Warm recommendation for the house ❤️. Lovely house with a fenced yard. Clean and well equipped. Friendly neighbors. Great beach right next door (can't swim due to strong sea currents). The housekeeper Vikum was very friendly and helpful. It was easy to communicate with him right from the start.

“We just love the place!”
We just love the place. Great experience in this villa. We liked everything there, very quiet location near a beautiful beach. We were looking for such a place. The villa is very spacious, nicely furnished and we immediately felt like at home, plus a beautiful garden and an amazing pool. Asanga will prepare a royal breakfast for you every day, whatever you want. During our stay in Sri Lanka, we returned there twice. Last but not least, great communication with the owner of the villa, who really cares about making your stay as pleasant as possible. We will definitely plan to spend more time in this villa next time. I can really only recommend it.

We stayed as a family of three in January 2025. The house is spacious, with its own yard and pool. Everything is in great condition! It is located in a local village, surrounded only by locals' houses. There is a large, almost deserted sandy beach within walking distance - you can even hear the sound of the waves from the house (not loud). On the main street, also within walking distance, you will find a supermarket, pharmacy and a liquor store. This place is perfect for those who are not looking for parties or crowds - just the ocean and wildlife, including monitor lizards, monkeys, mongooses and chipmunks (very cute!). If you want to fully immerse yourself in local authenticity, this is the place for you. Things to keep in mind: the waves are usually average, but we still managed to swim and splash around. The WiFi is great! Super fast and reliable. There is no safe, however, in the closets in the bedrooms there are small drawers with locks. There are many outdoor surveillance cameras. P.S. If you bring your own wine, please note that there is no corkscrew in the kitchen. Otherwise, everything you need for cooking is provided. Also, there is a water heater only in one bathroom, but this is not a big problem, as the cold water is not icy - it is refreshing after being in the sun. One time, the plug of the water heater burned out, but it was fixed the same day (great service!).

This Christmas, my two girls and I enjoyed an unforgettable camping trip, followed by a relaxing stay at the stunning Balapitiya beach. To unwind, we booked the Tropical Oasis Villa—a true paradise. This private villa, with its spotless pool and homely charm, felt like a sanctuary. It was the perfect blend of comfort and luxury, offering us a home away from home. The best part? It was just a short stroll to the breathtaking beach. Our family cherished every moment and can't wait to return!
