Absolutely lovely bed and breakfast, beautifully decorated, in one of the nicest neighborhoods of Auckland. The room was large, with a balcony overlooking the city. Breakfast was delicious, and hosts Sandra and Doug are very kind and helpful. I would highly recommend to stay here.

Beautiful accommodation, lots of attention to detail. Our room was extremely comfortable, furnished to a very high standard and it was spotless. Our room had a view of the Sky Tower and the harbour and we were able to walk to the city centre which was a real bonus. Breakfast was delicious and beautifully presented. Our hosts were very welcoming and were very informative about restaurants and places to visit. We really enjoyed our stay and would thoroughly recommend this accommodation.

A beautiful villa with great views of the city on a popular tree lined street. An easy walk up to Ponsonby to shops and cool cafes ! Also walking distance to viaduct and city. Greeted like a friend and made to feel at home and comfortable, a quiet and lux place to stay’ Delicious breakfast, all the food we like. Thank you Sandra and Doug .. a special place ! :)

we stayed for 4 nights at the end of our 4 weeks north island experience and we could not had a better ending for our trip. location is fantastic, the house is absolutely Georgias and total our stile, very chic and full of atmosphere, the big and cozy beds made us sleep like babies, so comfortable and luxury, did I mention big already, huge bed :-) the breakfast is amazing and mad with love, the omelet is fantastic. Sandra and Doug are so nice and helpful, we loved talking to them. so overall this is the place to stay im Auckland. restaurants and lots of shops are in walking distance thank you so much for your hospitality :-) we just loved it

Franklin38 was beautifully and thoughtfully designed. Our host worked hard so we could check in early (on a very soggy Auckland day). High quality snacks and drinks were included and the breakfast was an amazing smorgasbord of fruit (blueberries, raspberries, strawberries, mango), yoghurt and granola followed by a cooked plate of whatever took your fancy (smoked salmon and scrambled eggs were delicious). The room was quiet, the bathroom huge and the bed comfortable. Fantastic light and views from the many windows was appreciated. Franklin38 is located near vibrant Ponsonby Road with a plethora of coffee, bar and restaurant options. It's hard to choose where to go.

A wonderful establishment in a delightful suburb close to CBD. Delightfully appointed rooms. Charming hosts. An excellent breakfast. I thought hospitality like this was a thing of the past, but was delighted to be proved wrong.

The house is beautiful, the food was amazing and the host Sandra was so welcoming and lovely, and an amazing cook too. We loved how immaculate the rooms are, and how at ease you feel in them. From the room, to the bath, the warm floor tiles, the massive amazing bed and sheets to the wrap around verandah and view of the sky tower were all stunning. The location was perfect for everything we needed. Highly recommend.

Everything. A beautiful period property in a quiet leafy suburb of Auckland. Only a short walk from Viaduct Harbour in one direction or vibey Ponsonby in the opposite direction, there are plenty bars and restaurants to choose from. Our spacious room had a direct view of the Sky Tower and parts of the harbour. The bed was super comfortable and the bathroom was very well finished with a good sized shower and large bath. Leave your shampoo/conditioner, body wash and lotion at home, theirs is to die for. The delicious breakfast included a range of tropical fruits, low sugar granola cereals, yoghurt, fresh juices, as well as cooked breakfasts not to be missed. Most importantly, the hosts were both welcoming and attentive, making our stay extra special. Thank you!
