The room exceeded all our expectations — it was significantly better than what the photos suggested, which was a wonderful surprise. Everything felt brand new and spotlessly clean. The shower was excellent, with lovely hot water. The host was incredibly welcoming and hospitable. The breakfast was delicious

The host wrote to us several hours before check-in and said one of clients wanted to extended their stay, so they can't provide us already confirmed room and we have to either choose another one or cancel the request (or if we don't they will mark us as 'not arrived'). Suggested room was not acceptable for us, so we moved to another hotel unhappy. So we actually didn't stay in the hotel and the feedback is more about unpredictable change and that host pushed us to cancel the booking by ourselves to avoid penalty.

“All perfect!!!”
Very nice rooms, each with his own bathroom (outside the room but in the same corridor). It’s very useful to travel in Armenia because it’s out from Yerevan but not that far from the airport. The breakfast was very good and it has a good kitchen you can use! Thanks very much!

“A lovely guest house with private ensuite rooms and shared kitchen”
This is a lovely guest house with multiple private rooms with ensuite bathroom and a shared kitchen area. The rooms are spacious and light, the bathroom spotlessly clean and the bed very comfortable. The owner met us with coffee and fruit and check in was extremely easy. We used the kitchen to cook an evening meal and it was well equipped. There were other guests at the same time as us, however this did not disturb us in any way. We would highly recommend this guesst house

We spent only one night with the family. The location is very good for visiting Khor Virap. Anna is an excellent host, very pleasant and helpful. Even though we arrived late she came straight away and welcomed us warmly. The breakfast was good and on the requested time. We recommend it. Note: I am writing in English because my mother tongue (Catalan) is not allowed, of which I protest.

“The very best choice of a place to stay”
This is a fantastic place to stay. Wonderful friendly host and clean comfortable rooms. An excellent kitchen if you like to cook for yourself and a lovely breakfast in the morning. An added bonus of a clear view to Mount Ararat from the house.

Our breakfast was superbly made by the owner of the guest house, lots of fresh fruit, made on the spot omelette, wonderful cheeses, marmalade and turkish coffee. We couldn't have asked for anything better

Nice place for overnight but a bit located outside the downtown (restaurants, supermarket). There is not bathroom in the room. Please be aware of this. Bathroom is located in the corridor.
