The price is really quite good, I booked a day before my arrival and it was really quite cheap (£44). The breakfast was good, full scottish breakfast (eggs, sausages, hashbrown, beans, toast). The location is good, just a cross the road from the main University campus, if you are travelling for work/study.

Breakfast was nicely cooked and well presented. Choice of items and plenty of tea, coffee, toast and cereal. My room had everything that I needed and was very comfortable. The owner was very pleasant and most welcoming and allowed me a slightly later check out to assist me with my onward travel arrangements. The location for me was excellent as I was attending an event at the Aberdeen aquatics centre just across the road.

The owners were very nice and extremely helpful, I would highly recommend staying at this property to anyone it's easy to access close parking with all facilities you need. The breakfast is preordered the night before and we requested it early which was not a problem for the owners. They came in and had a chat with us and asked if everything was OK they were very pleasant and helpful throughout our stay.
