The property was clean when we arrived!

The breakfast was rice and eggs not italian breakfast option and was prepared by an untrained cleaning lady or receptionist even though there were cooks present all day long. And every morning they gave me a spoon instead of a knife for my meal. And the attitude from receptionist made me feel like I was simply trash. The air conditioning in room 3 and 2 was very noisy and had not been cleaned for years and the room smelled like a damp basement. I complained about the air conditioning several times but they ignored me and shrugged. There is a leaking drain outside room 3 so there is a smell of chlorine and shit in this room. Wifi does not work in the rooms but only outside. smart tv cannot show picture as wifi cannot reach this. water pressure in shower is very low. Pillows had stains on them and same problem with top mattress. Salt and pepper was old and useless in the restaurant. with dogs that bark all day and buses and cars scooters that make noise all day from the neighbor don't come here to find peace forget it.

Convenient location, the bus to and from Manila stops just outside. Quiet, clean, WiFi was fine. Decent bathroom. Basic but fine breakfast.

Pros: • Excellent location, very close to the bus station. • The entrance is nicely decorated with plenty of plants. • There is a fantastic pizza place nearby, possibly run by the same owner

A quiet place by the sea. You get in the water, swim for a minute and you see the corals. Room eas spacious with a large window fronting the sea

The positives: we received a very warm welcome and the staff were very kind. Elissa was very attentive to our baby. The pizzeria next to the hotel is very good; it's a real plus when you don't feel like going into the city center to eat.

“A good place.”

This place should be way above its rating on Booking. Firstly, it's great value for money. The room was spacious, the bed comfortable and an ensuite bathroom too. Secondly, there is an excellent in-house pizza restaurant too. The setting, with a lots of greenery around the rooms and restaurant gives the place a calming setting. Above all the staff are great, thank you Matteo, Lissa , Ryan, Rachael and Macchiato the cat and all the others that make it a happy atmosphere. There is an excellent launderette called Blooms not far away, a transport terminal close by and plenty of shops too. You can walk into the centre or take a Jeepney for very little. All in all a good place to stay.

Studio room was a decent size, the bathroom toilet also decent size, hot shower took some working out but ended up all good. Pizzas were excellent and reasonably priced. Breakfast was only Filipino choices but was ok.

Very cute bed and breakfast with lovely garden. Facilities were rustic but clean - only provided towels, bar soap, toothbrush (bring your own hair products). We booked the family room, which has two beds in a loft and two in a main room (requires you to go up and down stairs for the bathroom). Air conditioning was surprisingly strong for cooling a two-level room. My friends who speak Tagalog got along great with the building manager, and she was incredibly nice to us. Had a great dinner at the restaurant that shares the property (it's Italian, run by a young Italian guy). There is a very charming cat, Makiato, who lives on the property and will hang out with you in the lush outdoor spaces.

I like the garden ambiance, the breakfast was served well and good blended cofi. The place is nice, and staff are friendly
