Very quiet and probably the cleanest bathroom of the whole country! Breakfast was delicious as well. Parking no problem, good WiFi and warm in winter!

My second time in this B&B I love this place. After two years nothis changed and that's grate. Super quiet and calm, friendly and welcoming hostess.

“Cosy annexe in a family smallholding”

Beautiful garden, with a private area for you with hammock just next to the chickens. Very clean room, well-equipped. Fresh homemade breakfast and nice family. 20 mins walk to town, 25 to lake crossing the highway. Lovely cafe just round the corner

Very friendly and cozy atmosphere by the host who welcomed us in the B&B. The rooms were clean. Our kids could play in the garden. Delicious breakfast and dinner at very reasonable price served in traditional way (local fish).

You have small house with everything in it you need for yourself. You have 15 walk to the lake. The owner is kind and helpful.

“Great place to stay close to the Sevan Lake”

The hosts were extremely welcoming and attentive. The house is really nice, clean and has everything you need, even a ping pong table. Breakfast was available and tasty. Walking distance to Sevan centre.

Absolutely amazing! The room was very comfortable and big, very warm, shower had amazing hot water pressure. The family made us a delicious breakfast everything home made. Also the whole place was incredibly clean, beyond our expectations

Lovely family living there, it's clean and cute place. Pay attention because the bed is really not soft which I like but i'm not sure everyone does. It's really quiet place. Also, the shower is not powerfull.

It’s located in the middle of what we think is a residential area. The accommodation was very lovely and spacious. The owners are a lovely elderly couple, and we were really thankful to be welcomed with such warmth and kindness. Communication wasn’t the easiest, as they don’t speak English, but it wasn’t really a problem. We’re really grateful and wishing the hosts a very happy and healthy life. Highly recommended.

Lovely hosts (they spoke Russian but had limited English) and a very sizeable room with lots of facilities including a small kitchenette and a dining table. The property is in a great location and we really enjoyed our stay.

The owner is amazing. Property has everything you need. Location is very quiet and close to the city center. 5 min walk to avlabari Metro station.

“A terrible experience, stay away from that place!”

For starters, we could‘nt find the place and had to ask locals who directed us but we bypassed it as it was so hidden behind a scrapyard of broken rusting trucks where you wouldn‘t expect a guesthouse. Why they didn’t put a sign with their name at the road we presume is due to a devil-may-care attitude. Phoning the host was frustrating as they put down the phone repeatedly obviously because of language barrier, which we found rude. When they did call back after finding an English speaker, he promised to send coordinates by SMS, which he did‘nt. Asking neighbours again we ended up taking two boys onboard who directed us. When we finally arrived the landlady, who could speak passable English was not welcoming but made us look like fools for not finding the place. There was an athmosphere of hostility also by her inlaws, who stood and stared at us. We had to ask to see the room and finally the landlady took us through an ugly back-passage to the topfloor of their house obviously still in construction. The room she offered was a bare side-room under the roof, the slanting ceiling of which made half of the room unusable as you couldn’t stand in it straight up but hit your head. Seeing that there was another spacious room in the middle of the house, not suffering from this construction, we inquired about this room and she told us that it was booked to someone else, which turned out to be a lie, as there was nobody there the hole night. Enquiring about breakfast she told us that it was not included but had to be payed for extra for an excessive 5,000 Dram (we payed 3,700 Dram in local coffee shop the next morning). In our understanding when you call yourself B+B (bed AND breakfast), breakfast should be included IN the price, or else it leads to wrong expectations, or they should call themselves „guesthouse“. Telling this to her she was angry. The furniture was old, the mattress worn out. In the night their dog kept barking and us awake. We were taken for suckers and fools.
