From start to finish, nothing but perfection. I felt treated like family by this welcoming and hospitable couple. Sakahi and Mudit are the best. So helpful in every way! It was nice to have chats with them too. They can arrange transportation to and from the city or airport and can serve you a homemade dinner when you return, exploring beautiful Orccha, at night too. The place is very quiet on an agricultural farm. The room is large and very clean. Fast wifi, hot shower, terrace, aircon and a good bed. Breakfast was extremely good! So if you are looking for tranquility and peaceful surroundings, stay at Bundeli Kothi.

“Probably the nicest place in India we have stayed in”

It is difficult in a short review to get across exactly how good Bundeli Kothi is. It is absolutely exceptional. Sakshi and Mudit have created a magical place, providing a top quality hotel experience in their four superb spotless bedrooms, warm professional hospitality and exceptionally good vegetarian food, organically grown on their own adjoining farm. In nearly 20 years of visiting and travelling in India, this is the nicest place we have ever stayed in. Every day, after returning from visiting Orchha and the temples (15-20 minutes away by autorickshaw on country roads, easily arranged) we wandered in the gardens, relaxed on the verandahs and had an excellent evening dinner served outside under Bundela Kothi's fairylit trees. Sakshi and Mudit fully deserve all this praise for what they have created. and I highly recommend their beautiful place..

“A perfect Farmstay”

The building is located on a beautiful farm. The rooms are large, immaculately clean and have very comfy beds. The bathroom had a great hot shower. My room had a veranda that overlooked the garden, and it was bliss sitting outside at the end of the day. The food provided was excellent. The dinner is a must. Not only was it delicious, but everything was produced organically from within the farm. On 2 nights dinner was arranged outside, which was a very nice touch. Sakshi and her team went that extra mile to ensure my time spent in Orchha was memorable. She helped with arranging Tuk Tuk's for seeing the sites of Orchha and cars for travelling further afield. If you are travelling to Orchha I would whole heartedly recommend spending time at Bundeli Kothi, you will not regret it. Brian from UK - 3 nights in February 2026

Our stay at Bundeli Kothi was wonderful from the moment we walked through the door until we left. The house is beautiful, the rooms are large and very comfortable. We had a dinner and breakfast that we will never forget. But without a doubt, the best thing was the kindness and hospitality of the family with whom we shared our stay. For anyone visiting Orchha, this accommodation is a must-do that you will never regret.

Bundeli Kothi is one of a kind and probably the nicest homestay I have stayed at in India. Sakshi and Mudit are great hosts; super professional and at the same time very welcoming. It was a pleasure learning more about their "project", being shown around the farm and having a chance to hear their views. The rooms are a good size, well appointed, super clean and with direct access to the terrace. Both breakfast and dinner are as fresh as it gets; based on their own produce. Would definitely stay here again.

The property is very well maintained and the tour of the farm from where the daily veggies are consumed is a must. It is a sprawling and beautiful property. The hosts, Sakshi and Mudit are very welcoming and very accommodating. We enjoyed the chit chats during meals and also got lots of help regarding local sightseeing. The food was exceptional, fresh and tasty we enjoyed every morsel of it. We were there on 31st and the arrangements made for the open sky dinner was quite a memorable one with live barbecue and freshly baked rotis!

This young enterpreneurial couple wanted to get away from the city and be more in touch with nature and their environment. By smart planning, careful considering every detail but also accepting that a journey cannot be planned in every detail they created this wonderful place. Customer first (and second and third) they try to cater to your every need without ever being pushy or subservient. All this while trying to be in perfect harmony with both nature and the local villages and people. Consistency in a vision like this can only be achieved when it is heartfelt and totally honest. Lovely place! The owners were incredibly kind, helpful, and genuinely friendly, making us feel at home right away. They are truly special people, and you can clearly see it in their eyes, as well as feel it in the positive energy of the entire team working with them. There is a sincere passion for what they do, creating a truly rare and special atmosphere. They have created a beautiful farm house immersed in nature — a place we wish we had discovered earlier so we could have stayed a few more days. It is the perfect spot to take a real break from the chaos of Indian cities, while still being just a 20-minute drive from the center of Orchha. The property has only four rooms, all very spacious and decorated with great taste. Each room has a small ground-floor balcony, perfect for relaxing and enjoying the surrounding nature. Cleanliness is IMPECCABLE — and I say this without comparing it to local standards, but fully to European standards. What truly makes this place unique, however, is their deep awareness of environmental impact, especially in a country like India, where such sensitivity is still quite rare. They produce their own food on the farm surrounding the property, are energy-self-sufficient thanks to solar panels, do not use plastic, and have a clear goal: to pass these values on to everyone who works with them, contributing in a very real way to positive change. Staying here was a true breath of fresh air — in every sense, both literally and metaphorically. Thank you for hosting us. Wish to see you again.

Breakfast was really good just like homemade. we relished the breakfast. It was served with affection as if it was being served by our own son and daughter.

“Tranquil Oasis”

Such a lovely stay, the best place I stayed in India. Very quiet and peaceful small establishment with just the four rooms. Mine had a veranda facing the very pretty garden. It's a 15 min taxi to town but in practice, easily arranged, and this wasn't an issue. You're basically trading off an an idyllic country retreat with good sleep quality against the convenience of staying in town. Breakfast was good and the set menu vegetarian evening meals were exceptional the two nights I was there so I didn't need to go out for meals. Run by a lovely couple and I couldn't have been happier staying there.
