We stayed in Oman for two weeks and this was by far one of the best stays for us. The host was incredible. There’s a separate reception so checkin was seemless and quick. It’s family owned so booking this would support them aswell. Can’t recommend this enough.

A beautiful home with 1 very good huge room and the other a great cost twin. Both bathrooms were ensuite with all the amenities and lovely hot water. Living room was majlis style like in the pictures, plenty of water and crockery for a working eating area. Outside was lovely to sit in Location is walking distance to the old souq and town which was perfect

“Wow!”

Small paradise! Maybe a bit too much for your budget, but definitely worth spending a penny more! It's quite an adventure to get there, since you have to drive through the middle of the city, packed with narrow streets. But once you get there, you won't regret it. The place is enormous! It's like a private house, with a private swimming pool and everything else you could desire. There is a small shop just 10 meters away, for your most urgent needs. The location is fantastic. Everything is a walking distance: the souks, the fort, you name it. We parked our car there, and left it there for the rest of our stay. As said, maybe a bit expensive, but well worth your money. Highly recommended!

What a perfect place!! Absolutely beautiful accomodation with great attention to detail. The accomodation is located just a minutes walk to the souk, resteraunts etc. Staff are so kind, helpful and attentive. It really was our favourite place to stay in the whole of Oman.

The location was fantastic, walking distance from the old city and fort, and parking was possible on the street right outside the property. The staff was fantastic. Very friendly and accommodating. The bed in the master bedroom is huge and comfortable. The style is very cool and really give an authentic omani design feel. Comfortable sitting area outside by the private pool.

Beautiful, modern yet authentic aesthetic. The furniture was very clean and hygiene was perfect. It was a calm, private, and comfortable stay. The garden and pool were lovely, and the house itself is spacious enough to easily fit a family of 4–5. We parked the car and never needed it again. Everything, including the goat market, souq, mosque, and restaurants, is within a 5–10 minute walk. Every room is cooled with an AC unit. The owner was always one whatsapp message away and there is someone at the reception if you need it.

We really loved our stay at Rich Land House. The place is so charming, beautifully decorated and very comfortable. The location couldn’t be better – just a short walk to shops, restaurants, Nizwa Fort and the souq. Everything was spotless and made us feel at home right away. We would be happy to come back and definitely recommend it!
