The owner is very kind and helpful. The breakfast is good, with delicious homemade pastries. The villa’s garden is beautiful and well maintained. The location is perfect—the train station is just a few steps away, yet it’s surprisingly quiet and not disturbing at all. Parking is available in the courtyard. The bed is comfortable. The central heating works efficiently and warms up the room quickly. We had a wonderful stay and would happily return.

The building and garden were beautiful. The room was cozy, and the hosts were friendly, creating a warm, family-like atmosphere.

“Great location for exploring Venice”

The owner is very friendly. Even though the description mentioned street parking, he allowed us to park in his yard. It's a great location for exploring Venice – the train station is right across the street, with trains to Venice departing approximately every half hour (the timetable is posted in the hallway). The journey to Venice takes 20 minutes. This cozy hotel is set back from the station, separated by a garden, so it's quiet.

Excellent location, close to strategic points! It's located across from the central station. A peaceful environment, a family hotel with a great breakfast.

The host Riccardo was very friendly and helpful. He spoke some English which was a great help. We enjoyed his company and his breakfasts and homemade cakes. The room was very acceptable. It took a little while for the hot water to come through, but once it did the shower was good. A gorgeous old villa, 1783. Secure with gates and right near the Mogliano Station. Lovely gardens too; put a smile on my face to be back in Italy.

“Great apartment.”

Just like in the pictures. Perfectly located next to railway station if you prefer to use a train as transport to Venice. That is our recommendation, of course. Lovely Hotel, in an old refurbished building. Apartment was nice, very clean and spacios enough for our family (3 adults and 1 child). It also had a beatifull terace. Parking place was also available for our car. Breakfast was ok. Host was great, proveded to us all informations we need. We will definitely like to come back.

“Beautiful villa near trainstation to Venice”

Perfect place to stay if you want to visit Venice. It’s across from the trainstation and within 20 minutes you are in Venice. The villa is very beautiful with a big garden around it. The host is very nice. The breakfast is good, with enough choices, homemade pie and a great cappuccino. Next to the villa is the restaurant of the owner: assaggi beccofino. We had a good meal there. In the neighboorhood are also some other nice restaurants.

The host was excellent and very welcoming. Thank you for the delicious homemade cakes :) The atmosphere was warm and comfortable, making us feel like home. The location is perfect and quiet. Highly recomended :)

We chose the accommodation because of its accessibility to the train station, which turned out to be a great choice - you can be standing on the platform in a minute. The whole accommodation is surrounded by a large and peaceful garden with parking and outdoor seating. The host was very nice, the breakfast varied - I would definitely recommend the accommodation as an ideal location to travel to Venice, Padua and Verona by train.

“Ideal location for Venice visit”

Very nice, small and quiet Hotel in an old, renovated Villa. From the backyard you can enter the train station, 20 min (2 stops) to Venice Santalucia. It was very astonishing that we didn’t hear the trains in the Hotel although close by. Very quiet place. Ideal location to stay for a Venice visit and to avoid expensive Hotels. Excellent Breakfast, fresh and homemade cake is served by the owner every morning.

If you plan to visit Venice, this might be one of the best options, especially if you travel by car. Right in front of the train station but quiet and with lovely people. Big beautiful garden, big room terrace, good breakfast. The staff is super nice, they reserved a table for our dinner right away at a restaurant nearby,

“Little gem !”

The main highlight is the staff. They are all very attentive, and I never had any issues communicating with them in English. They are also incredibly flexible, and I think they’re the most responsive hotel staff I've ever encountered. Just a WhatsApp message any question, and you'll get an answer in the first 2 mins! The location is also a strong point—literally right across from the train station! You don’t hear the trains much; it’s pretty well "soundproofed". Plus, there are loads of restaurants nearby!
