The best place we could ever stay in Ksamil. Such a lovely and clean place with the most amazing view. beautiful patio/garden. Very close to the sea The food in restaurant ( breakfast and dinner ) was delicious and not too expensive for the price for 4 of us. The waiters boys were also nice. Thank you Eva and John and family for such a lovely stay.

“Perfect stay in Ksamil”

Perfect location (5min walk to town / beach yet still quiet at night), amazing views over Ksamil, secure parking, staff were so welcoming & attentive. The food here was probably the best we had in Albania - I don’t know why it isn’t hyped more in the reviews, if you’re in Ksamil you must eat at their restaurant, everything was so delicious & very reasonable. Highly recommend this spot to anyone considering.

I’ve stayed at many places during our vacation in Albania but this was the best. The room was clean and the location on top of the hill is amazing. It’s 2 minutes from the beach and the view was amazing as well. I would return anytime. They also serve good breakfast.

The position Is perfect, 3 minuts to the beach. Just leave the car there, for free, and go to the beach without thinking about the parking and so on. The person are super profession and friendly. The view Is Amazing. I raccomand It

“A beautiful spot, beautiful sunsets and a family welcome”

Johns guesthouse is in a lovely location with excellent views across the bay of Ksamil. It’s within easy walking distance of the town and beaches. The food was very good and great value. The chef is a great fisherman too and this made for some beautifully fresh seafood as well as traditional Albanian fare. The staff were great and made us feel very at home. I would recommend this destination for the 18-30 demographic due to the nature of the resort.

The room was wide and clean, with comfortable beds and pillows. The view - we mostly sat outside where the view was amazing - especially in sunset. Location also is very good - just a trail down the hill and you are at the sea. We ordered additional breakfast and dinner - it was delicious. And the stuff very friendly and helpful => 2 young boys were serving the tables - special thanks to them.

We had a wonderful stay at Johns guesthouse in Ksamil. The location is set uphill with exceptional views, and it was just a short walk into town. We also loved how close it was to Butrint National Park, which made for an easy day trip. There are several beaches within walking distance, including the beach in front of the guesthouse. We didn't pay for sunbeds. All beaches have sunbeds to rent, water sports, beach bars etc... but all had crystal-clear water, which was amazing for swimming. Take beach shoes and some are pebbly. The staff were very friendly and welcoming, which made us feel at home straight away. We chose to have both breakfast and dinner at the guesthouse, and the food was delicious every time. Our room was perfect for a family of four, with a good shower, a spacious terrace, and plenty of room to relax. Ksamil is lively and not very quiet in August, but the guesthouse offered a peaceful spot above the bustle. Overall, we really enjoyed our stay and would happily recommend this guesthouse to families looking for great views, friendly service, and easy access to both the beaches and the town.
