“Fabulous room, fabulous location and fabulous staff!”

We loved our stay here and cannot recommend it enough. The room is a good size, with a comfortable bed and a separate shower and toilet. The shower was good, with very good water pressure and nice and hot. Shampoo and body wash are provided in small bottles but there are plenty of repleshiments in the shared hallway. Here an umbrella, iron and ironing board can also be found. A kettle and fridge are also in the room. The room was very clean and modern and we were never woken from outside noise, despite our room facing the street. Staff were amazing, they would reply in the same minute over WhatsApp and helped with suggestions for car rental and laundry. They also assisted with luggage on check in. The WiFi was excellent and the air con was great and not too loud either. The property is a short 10 minute walk from the waterfront, where the sunsets are amazing! We cannot recommend this property enough, and wouldn’t hestiate to stay again if we ever found ourselves back in Kota Kinabalu.

“Perfect”

We LOVED this place! So clean, so many amenities. Really nice size rooms, and most of all the most amazing staff. They were exceptionally kind and attentive and immediately resolved any issues or concerns! Would totally recommend and hope to come back again! It was within walking distance from many restaurants and shops!

The room was just as described. Very clean. The staff even allowed us to check in early. It was easy to contact the staff via watsapp and they responded quickly. Location was fantastic. Will definitely stay again.

“Good choice in Kota Kinabalu”

I stayed at AJ Residence several times over two weeks in Kota Kinabalu. The venue comprises several rooms in what, I imagine, was once a family apartment on the second floor of a commercial building. The renovation to create the guest house has been done to a high standard and with many "high tech" features, such as haptic lighting switches. However, the downside of trying to fit multiple individual rooms, each with their own bathrooms, into an existing floorspace is that the design of rooms is distinctly unusual. For example, mine had a shower cubicle next to the bed and a long thin space leading to a window that wasn't really functional. There are no staff on the premises at most times. Communication with staff is mainly via WhatsApp. Communication via this channel is, however, excellent - staff are very proactive and helpful. However, if you were not comfortable with using WhatsApp then that might be a problem. There was a good range of comfort items such as shampoos, toothbrushes, tea and coffee, etc.

The host was really nice, kind, polite and helpful. The overall room was cozy and have basic amenities. The cost is also reasonable.

The location is great at only 10min by foot of the waterfront. The staff is so nice and very helpful. We lacked of nothing in the room, there was a diffuser for my girlfriend curly hair as well as conditionner, coffee tea and snacks for free.

“Perfect stay in KK”

Genuinely couldn’t be happier with my stay. The property is in the perfect location, so incredibly easy to find and navigate. It’s also so close to everything, you have everything you could need in the property and the staff are so incredibly accommodating and attentive.

The exterior is a bit intimidating as it’s located above shops. But when I step inside, I was impressed by its interior features. Feeling like 5 stars accommodation. The features inside the room are very futuristic such as touch switches to turn on lights. The landlord was very helpful through the WhatsApp chat. I can have my luggage stored before and after checkout.

“Hidden gem”

The room was very comfortable, clean and modern. The staff were super attentive and made sure I lacked for nothing and were very quick to respondto anything I asked. There was always bottled water, soap and toiletries available. There were only five rooms there so it was extremely quiet and other guests were respectful. It is near many eating areas, so you don't have to go far for a meal. There's also many bakeries and convenience stores for all your needs. I recommend these residences and are, in my opinion, good value for money compared to what I've had for a similar price elsewhere.
